The below is what we are after and we have around 220k. Our block is 16.75 wide and 33 deep. Find me a house :) 3Apr 04, 2013 8:03 pm DFH we built the Hartley there are a few versions of it, ours offers 4 bedrooms study play alfresco games and the living room we have put a door on and living room and Turning into a theatre room. I am finding that content l1ving offer quite a bit for the price on the Diamond collection but dont include aircon so I need to add another 12k plus changes to the prices :/ Who did you build the Hartley with our dream home? Even something like the Burbank Tierra 2600 only has one additional room which would suit as your theatre, and is going to sit somewhere near that budget. Their Carson 2900 might come close, but I don't know that you'll get it built under budget. Aircon alone can add 10k to the overall budget. I found one n celebrations website that would fit your block and possibly budget. Homegroup have an offer at the moment which includes many of the extras you want and possibly have a house to suit. Also smart homes for living seem to have some pretty good offers at the moment, they are part of Ventura and have just opened a new office in Osborne park. I think they are pretty new. We are building a H@rtley with D3nnis FH too and the base price for the 322 is $220k - that is 4 Bedrooms, Alfresco (but not concreted!), and 3 living.. (Games or Theatre, and 2 living rooms) So that doesn't even meet your specs (as it doesn't have a study). Plus site costs and upgrades. Re: I NEED YOUR HELP!!! Find me a house :) 11Apr 05, 2013 3:15 pm I think $220k is a fairly tight budget for your requirements, but interesting I also am currently building a good sized home on a budget! I think I mentioned this already in a PM but I started with the Scottsdale house plan from Content which was $168k and after all the alterations and upgrades at prestart, I'm at around $192k including the site-works. Even this base spec does include evaporative air-con (which i removed for a credit), Essastone bench-tops in kitchen and bathrooms, 900mm appliances, 31c ceiling in living area, soft closers on drawers, paved alfresco, bathroom & en-suite tiling and some other stuff. So with your budget of $220k, I'm left with about $28k for the air conditioning, soak wells, flooring's, window treatment, remaining outside paving (my variations include crossover paving) and internal wall painting. This is pretty tight and I don't think $28k will cover all this if you want quality finishings. Also to note, my site was a new estate so very minimal site-works needed which was almost half what they quoted originally. So an example break down $168k for basic bare house (I think the price has gone up to about $175k now) $24k of alterations and site-works $12k for flooring (I got laminate in living areas and carpet in bedrooms/theatre) $5k for window treatments? $5k internal wall painting $12k Reverse cycle air-con $4k soak wells $7k Landscaping? So that works out to about $237-240k for a finished 4x2 house of 263 total square metres. You do have to compromise a bit in the quality of fittings to get such a price, or you can DIY soak-wells and wall painting to save a few more thousand. If I've missed anything obvious than please point it out Oh and if you do start with a very cheap floor plan, be sure to check the specs carefully as they've had to downgrade a lot of things to get the price so low such as plastic toilet cisterns or floor wastes. I went to the Smart Homes display house as the pricing was almost as good as Content's. I noticed the had only given a shower curtain shower to help bring the price down, so just be weary of things like that which you'd undoubtedly will want to upgrade! Only thing is we need to upgrade the ceiling height but hopefully can afford to do that with the 20k. However we are looking at providing a few of our own items and trades and they will only let you supply one area of goods e.g Tapware. We looked at upgrading the Entertainer and it proved to be quite a bit dearer than expected even after upgrading the areas of the display. But I must admit they do have awesome plans! They have been really flexible...some builders won't even allow you to organise your own Soakwells... After a fair bit of negotiating with gemmill they were happy to supply themselves what we wanted to supply at the prices we wanted!
