The following comments are made: 1. The guidelines require changes of materials / colours to all four elevations. The proposed dwelling provides minimal render and cladding to the front facade and no change in material on the western side elevation as required. Please provide additional change of materials / colours to the front elevation and western side elevation. As a minimum the total recessed area provided in the centre of the western facade would need to be provided with a change in material / colour. – I will provide moroak on garage, use light matrials on the side. 2. The front facade provides a large balcony within the front articulation zone, which provides a variation to the maximum width requirement. The balcony is 46.2% of the building width and exceeds the requirement maximum of 45%. The DRP will accept this minor variation subject to all other issues being addressed satisfactorily. Please note that Council may still raise an issue. 3. The materials on the front northern facade must return along the sides a minimum distance of 2m. The front face brick does not return a minimum distance of 2m along the eastern side of bed 1. The DRP suggest that the design provides additional light weight material on the front facade to address this issue and issue 1 above. Please amend. 4. The garage parapet is to return a minimum distance of 350mm and is to be dimensioned. It is 350, Wisdom will dimension it accordingly. 5. The rear FC sheeting is to be provided with concealed or flush joints. Wisdom will provide pricing for this and add it to tender accordingly. 6. The eastern wall of the leisure is to be provided with a slim line vertical / horizontal open-able (or small open-able) window to maximise cross flow ventilation. This is where my tank is located. I need to push it further. 7. The eastern wall of the bed 3 is to be provided with a slim line vertical / horizontal open-able (or small open-able) window to maximise cross flow ventilation. Provide AS0618 to Bed 3. 8. The western wall of the bed 1 is to be provided with a slim line vertical / horizontal open-able (or small open-able) window to maximise cross flow ventilation. As above to Master Suite. 9. The western wall of the bed 2 is to be provided with a slim line vertical / horizontal open-able (or small open-able) window to maximise cross flow ventilation. As above to Bed 2. 10. The guidelines require wall lengths greater than 14m to be provided with a break / step with a minimum depth of 600mm and min. 1.8m wide and the roof line and eaves are to follow the line of the step. The western first floor facade is greater than 14m in length and does not provide a 600mm recessed area and the roof line does not follow the step. Please amend. The recess alcove needs to be 600mm. Increase the depth by 120mm and amend roofline to follow. Wisdom will push the stairs out 120mm to suit this, thereby taking a small amount from the Powder Room Vanity and keeping the hallway the same width, and pushing the stairs into the upper hall a small amount as it is wide enough to take space from. 11. The driveway area (width) within the site is large and will dominate the front setback area. Please reduce the width of the driveway and concrete area to increase landscaped area. Wisdom will revise the plan. 12. The driveway is to be a max. width of 4m at the property boundary and min. 1m from the side boundary. The front path is to have a maximum width of 900mm. As above. 13. It is recommended that the western lounge, dining and bed 1 and 2 windows are provided with performance glazing. This is not compulsory, only recommended, so I don’t need to worry about this. All these requirements are costing me $3700. This means DRP need to review the revised plan and if all well pre-approve it. My settlement date was on 18th of June so this means I need to pay interest for everyday i am delaying the settlement. To my knowledge it will be atleast 10 days if Wisdom revise the plan within 8 days. I've seen the DRP pick on a lot of rooms for "cross ventilation". What exactly do they mean? is this an extra window on a wall that didn't have one so there is air flow? I needed to include 4 extra windows 3 on bedrooms and one on leisure. I have also gave them enough heads up about DRP requirements and timing. But they chose to ignore it and guess what I will be paying over $1000 interest because of that. The DRP director went above and beyond to pre-approve my plan with subject to the following being detailed on the full DRP application: 1. The front elevation is considered satisfactory subject to the render extending to the front door wall. 2. The northern window treatment is considered satisfactory. 3. The garage parapet is to return a minimum distance of 350mm and is to be dimensioned. This has not been done and needs to be provided with the full application. 4. The guidelines require wall lengths greater than 14m to be provided with a break / step with a minimum depth of 600mm and min. 1.8m wide and the roof line and eaves are to follow the line of the step. The western first floor facade is greater than 14m in length and now provides a 600mm recessed area but the roof line does not follow the step. Please amend the roofline so it steps in with the recessed area. 5. The driveway area (width) within the site is large and will dominate the front setback area. Please reduce the width of the driveway and concrete area to increase landscaped area. 6. The site coverage is complying, but please ensure the landscaped area is compliant with the full DRP application, which excludes the paved areas and water tank and must have a minimum dimensions of 2.5m each way. Please also detail front and rear landscaped area compliance. 7. The driveway is to be a max. width of 4m at the property boundary and min. 1m from the side boundary. The front path is to have a maximum width of 900mm. 8. It is recommended that the western lounge, dining and bed 1 and 2 windows are provided with performance glazing. Next step is to sign contract and request date for settlement. At the moment looking at 27th of June for settlement subject to Landcom and my conveyancer. Total interest is payable for 9 days. You will always have suprise cost. @Aheron, next step is colour appoinment, landscaping appointment and brick selectection. Once done the final plan will go to DRP for final approval.
