Browse Forums Building A New House 1 Apr 02, 2013 10:34 pm we are in pre contract stage and just got the report back today, devastated. Estimate 90k for site works? WAHHH if everyone uses the same engineering company in Perth, do the building companies do any markup on site work costs to implement the engineer recommendations Re: siteworks classification M and Footing Detail C10 2Apr 03, 2013 11:05 am There will always be a mark up on meeting building specs. For the builder its an opportunity to charge more money especially for something as obscure as "site works". Maybe engage another builder for other options? Especially for $90k's worth. Re: siteworks classification M and Footing Detail C10 3Apr 05, 2013 12:58 am thanks Adam.M starting to not get a good feeling. its going to cost us money to change block, means more changes to house plan, more deposits. even if this block can be done cheaper. Chasing up the possibility that they have grossly over quoted. such a shame, to get back to square 1. argh! Re: siteworks classification M and Footing Detail C10 4Apr 05, 2013 1:52 am You can ask if the builder will allow you to have your siteworks done outside of the building contract and organise yourself? My dad has a friend who could of done ours for $2000 instead of the $6500 we are paying through the builder but we declined as we have already deleted enough things to figure out ourselves . if it was $90000 though id be asking! Re: siteworks classification M and Footing Detail C10 5Apr 05, 2013 11:22 am Problem is is that even if you got it down to $45,000 or half, you would still be looking at a big whack! Ask for different options otherwise you'll walk. It's serious stuff when you are looking at $90,000! Also as xxkatxx said, there are cheaper options.... Re: siteworks classification M and Footing Detail C10 6Apr 06, 2013 5:50 pm I wrote a big long reply and just lost it...anyway! To cut a long story short, we are building in Kalamunda and got quoted 50k site works, plus 45k retaining walls, we went with someone else and paid 32k for site works and retaining walls - unfortunately there are a couple of builders that seem to charge high site work costs. A friend of mine built in Gooseberry Hill on 1/2 an acre the house was a large 4 x 2 plus study and 3 x car garage and they paid 90k site works because they had rock all over their block and so they had to get a rock breaker in and needless to say they weren't expecting 90k. Probably need to shop around a bit. Our builder didn't have a problem with bringing in an outside crew to do site works we were just going to have to get an engineer to check and certify the pad was as per builders requirements and this would've been done at our cost. Re: siteworks classification M and Footing Detail C10 7Apr 07, 2013 6:08 pm thanks for your replies! If this was a "dream" block in the hills with trees and a big size I would pursue it further, as it is, its only 520sqm block, no trees. if it truly does cost that much to do a slab like this. it is being investigated at the moment if the price doesnt come down we are going to have to pull out and start again Versaloc is a mortarless besser block system that still needs a properly engineered footing. If you just do a 400x200 footing it will fail in time. At 17m long you need it… 1 18107 yep sounds good make the footing bigger to to allow for the pipe in the middle 3 7326 PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you. Cheers Simeon 1 10247 |
