Browse Forums Building A New House Re: First home build with Dale Alcock in Aveley: Advice plea 1021Dec 16, 2014 1:32 pm Hi fancypants . I am a really picky person and at the bottom of my shower where they replaced the silicon you can see some edging of the tile .I have not bothered with it as well as some in the laundry as silicon should be replaced every year . I have also had grout taken out twice in my shower and they did a good job . They are close up shots but I probley wouldnt accept that .I told my ss when they where chipping out grout that if you damage any of my tiles you woll be replacing them .I know you are probley drained at this whole situation but remember you paid for a brand new home . Its worth the fight .I differently would not accept the 4 picture . Good luck Re: First home build with Dale Alcock in Aveley: Advice plea 1022Dec 16, 2014 10:55 pm Not much help with the tiles. I know like you it would drive me crazy but you start to get exhausted fighting for things to be done properly As for the tap. It looks similar to the one we have. Ours started peeking soon after we moved in. We contacted the builder and their plumber came out and fixed it. But they may make you go back to the manufacturer. But I would think your entitled to it being replaced it will just be a matter of who is responsible for doing it. I would be interested to know if building a home is covered by the same consumer guarantees as other products we purchase in that manufacturers can say there is a warranty for 'x' months/years but deepening on the cost and expected life they can be responsible for repair/replacement well after the warranty period they state.... but that is a whole other thing.... Good Luck!! You deserve to be enjoying your home not dealing with this stress!! Re: First home build with Dale Alcock in Aveley: Advice plea 1023Dec 16, 2014 11:58 pm I contacted coroma myself about my toilet button sticking they came out 2 days later .all I had to do is email my certificate of owner ship which had my handover date on it . Very good customer service . I would of still been waiting if went through builder Re: First home build with Dale Alcock in Aveley: It never en 1024Dec 17, 2014 1:43 pm So today I was told that the Service Supervisor is not available to come and inspect our tiling issue until 7 January 2015. Well Merry Christmas to us. Let me put this into perspective. We had PCI (number one) on 31 January 2014. By the time we see the Service Supervisor again to discuss the fact that there are still outstanding issues, it will have been 48.5 weeks since PCI. That's 48.5 weeks of waiting to get the house we paid for and still no guarantee of when we'll get it. God knows what the solution to this issue will be but chances are it won't be a quick and easy one. So when will we get the house we paid for? January? February? March? Never? THIS. IS. RIDICULOUS. At least it will give us the time to seek appropriate legal advice. If there's anyone in WA you think we should speak with, please let me know. Im now really not looking forward to trades coming in .my axiety cant handle it . You have carried your self so well on here considering what is going on . Re: First home build with Dale Alcock in Aveley: It never en 1027Dec 17, 2014 2:19 pm You have to remember the following when dealing with DAH. 1. You may have paid top $ for them to build you a house but if you expect top quality that's another matter all together 2. See it from their point of view - If they have to fix all their mistakes and mess their profit is reduced - be nice! 3. They've got your bucks - care factor zero now. Sorry for the sarcasm but, as a fellow victim, in the end I had to give up for my health's sake and just take on board that I'd have to fix things myself Re: First home build with Dale Alcock in Aveley: It never en 1028Dec 17, 2014 3:12 pm My partner tells that to me all the time .it sucks but it is true .I have made myself sick over things in my home . I have become sometimes not a very nice person . Its horrible . The more im in my home the more I slowly make myself except im not going to have a prefect house . But it still doesnt stop me from having my days . Everyone is different . And fancypants you need to do what is best for you .you live in your home .you have worked hard to get where you are today . But remember they are not your friends as I have learnt . And you dont need to accept anything your not happy with . We all have a 6 year workmanship warrenty .what tgat covers I dont . know . Its hard to let go . Coz you deserve to be happy xxxoo Re: First home build with Dale Alcock in Aveley: It never en 1029Dec 18, 2014 1:28 pm Thanks for the support guys. I was so hopeful that we would be done with everything and could actually enjoy Christmas and New Years in our new home. We were so damn close. Perhaps next year? I want legal advice because I want to know where we stand in terms of what we can/cannot ask of DAH now that things are dragging out even longer. How long is this allowed to drag out for? Are we allowed to request a further extension to the 6 month service warranty considering it's taken so long to even get to this point? Are we allowed to ask them to clean our driveway or carpets where they've been marked by tradies? Can we ask for reimbursement for costs we've incurred? For example, we spent several hundreds of dollars having the grout sealed which has since all been removed and replaced with non-sealed grout. Can we ask DAH to have our independent inspector give us a proper PCI seeing as though the house was nowhere near practical completion when DAH arranged the PCI and there has been significant alteration to the property since the original PCI? I want to be sure that the house we (finally) end up with is up to scratch seeing as there has been so much repair work. I just want to make sure that we're protecting ourselves as much as possible considering the number of problems we've had with this build. It's been suggested that we lodge a formal complaint but I'm not sure if that's a step we really want to take. Most of all I just want the process to be over. Fingers crossed for January. Re: First home build with Dale Alcock in Aveley: It never en 1030Dec 18, 2014 4:25 pm Hi fancy pants, I've just had a quick chat with the Service Department and the booking they've made for you is the first availability, however if there becomes one sooner, they've assured me it's yours! In the meantime, can you write a full detailed list of issues and concerns, and email it to the service team ahead of your appointment, that way we can be sure to have everything addressed for you on the 7th. We'll do our absolute best to get a resolution to all of this for you soon. I'm on leave from tomorrow however I'll make sure this is handed over and remains a priority! Try and enjoy your first Christmas in your new home and I'll touch base as soon as I get back -Shannon Dale Alcock Homes. We love building. Our build thread: viewtopic.php?f=31&t=66797 Re: First home build with Dale Alcock in Aveley: Opinions pl 1033Jan 16, 2015 1:01 pm So, ridiculously long and drawn out story short… We had a meeting with the Construction Manager from DAH. Some repairs are going to be re-done so they look much neater and less obvious to the eye, others probably aren’t (it’s up to us to make the final decision). DAH have stated that they want us to be happy in our new home and have asked if there is anything else they can do for us. It looks like anything else they could easily do has pretty much been taken care of e.g. painting, floor coverings, blinds, paving, wardrobe fit out etc. DAH will also reimburse us for other costs we’ve incurred as a result of ongoing work (e.g. re-sealing the tiles and grout) so this is a separate issue. We’re really confused about what is appropriate to ask for, especially in terms of the monetary value. We’re grateful that they’re willing to do something for us but we’ve been wracking our brains for a week trying to figure out what we should do. We have no guidelines to go by, except that I can’t have a new car (someone must have read my mind!). What would you ask for in our situation? Feel free to PM me with ideas if it’s easier. I imagine they'd only be willing to fork out for anything if you can establish a direct link to the build. So for example, if you had to pay for storage longer than you should have. Phone bills for additional running around? Might be pushing it, but worth a try. Petrol? Lost income as a result of the work? DAH are offering to do something for us because they're trying to do right by us after everything we've been through and with the knowledge that our bathrooms will never be perfect. We don't need to establish a direct link to the build. They just want to do something for us so we can love our house again. Buying us a new car was made in jest, we don't actually expect a new car. They could have done our painting or paving or blinds or fitted out the wardrobe for us but those things have already been taken care of. They've left it with us to think of something. Melsie68 I would be happy to get rid of them . Maybe if everything is sorted out to your expectations then maybe a voucher to you can buy something for the house . We do need furniture, a new fridge, a convection microwave. Someone else suggested a Harvey Norman voucher. I guess my question is, how much should we ask for? What's an appropriate price range? $5,000? $20,000? We're trying to figure out at what price point we move from being reasonable to being crazy cakes. What would you honestly ask for if you'd been through everything we'd been through and will ultimately be left with an 'imperfect' home? The worst they can say is no. Re: First home build with Dale Alcock in Aveley: Opinions pl 1037Jan 16, 2015 2:15 pm Oh I see! Hm, if you look at some of their incentive offers for new customers, which they offer from time to time (e.g. air con, kitchen upgrades etc), I think those packages are usually worth around 20K aren't they? I would expect that to be a reasonable amount to ask for. If they can clearly offer that as an incentive for new customers, they might be willing to offer you an equivalent amount. Re: First home build with Dale Alcock in Aveley: Opinions pl 1038Jan 16, 2015 2:16 pm I would be asking for any and all costs incurred due to their trades coming in and out the whole time, so like you said before carpet cleaning costs driveway costs any damage to landscaping any work you've done to the house that you will need to redo because of their trades any time you have spend supervising their trades, allowing them in the house etc Have you finished everything? Is there more landscaping you want done or decking instead of paving somewhere? Concrete driveway? Lights? What were the things you crossed off your list at the start of the build because you couldn't afford them at that point and you were thinking you would do it later on down the line? Perhaps $1000 per month? My build: viewtopic.php?f=31&t=68002 Re: First home build with Dale Alcock in Aveley: Opinions pl 1040Jan 16, 2015 2:44 pm Hmmm that is tough. I'm with burns maybe something you really wanted but had to cross off the list. I know I'd have loved full rendering or overheads in the laundry. Though you probably don't want them at your house anymore so maybe $10-20k credit for masters, bunnings, harvey Norman something like that. I say aim high but not ridiculous.
