Reading your post doesn't seem to suggest that. We have included in our package all of the flooring, having a quick peep at the standard ranges I was left a bit flat at the floor tiling options. Who do DA use for their tiles? I was thinking about going viewing the tiling showroom to see what any upgrades may be available. Good Luck I think the downlights will definitely be cheaper after the build. The question is, will they be cheap enough to make it worth your while? We decided that, for us at least, we'd prefer to take on a little bit of extra cost and have it all done for us, with no potential patching of the ceiling, and under warranty with the house. We'll be doing the internal painting, liquid limestone/paving, carpets and hardwood floors after handover as that will save us much more money and give us a little bit of room to manoeuvre in terms of the finishes we want (Porters Paints instead of Solver, solid timber floors instead of engineered etc). It's all about deciding what's right for you. As for the tiles, we weren't overly impressed either so we went directly to the tile showrooms and ended up getting samples of the selections we were interested in. That helped no end as we could look at them in different lighting, mix and match them with the Laminex and Caesarstone samples etc. We ended up upgrading the floor tiles to our wet areas at extra cost and choosing larger rectified tiles for our kitchen splash back (the tiles themselves didn't cost any more but there are extra laying costs). All of our tiles are from Tiles Expo. I recommend getting out and having a look at the showrooms. It always helps to get an idea of what is available. Have fun! I CAN'T WAIT! Things have gone relatively smoothly for us so far, but I have the feeling that now it's all about patience, communication and reasonable expectations. I'm very interested to know how much your stone benches cost and the waterfall edging? I'm trying to budget how much we can spend at pre-start. It turns out that our 3000mm island bench is actually 3090mm and therefore requires a seam through the Caesarstone so we’ve been offered three options: 1. Include the seam. This is not really an option. A seam through that perfect Caesarstone will torment me every time I pass by the bench. The whole point to our keeping the bench at 3000mm was to AVOID a seam. 2. Reduce the sink size from 820w to 660w which will reduce the cupboards to 766mm overall under the sink. Also a part of the plumbing will need to be placed at the back of the bin drawer. 3. Remove the four drawers in between the M/Wave recess and Dishwasher recess, replace it with the bin drawer and where the bin was put in a cupboard (to make a three panel cupboard under the sink). I'm heartbroken that after spending $8,000+ upgrading this island bench to make it exactly what we wanted we’re not going to get exactly what we wanted, and we might also be charged for the changes required to make it not what we really wanted. Then you'd have room to play around with the layout. I'd want to try and keep cutlery draw in the island as that is where you'd most likely serve food from.... But that's me. My only suggestion is with regards to the microwave and dishwasher recess - are they the 'standard' recesses or are they specific to a certain model/type of microwave and dishwasher? Usually if they are 'standard' recesses then they can be quite a bit larger than needed to accommodate all models. My microwave recess is too big for the one we own and I wished I'd taken the time to make it smaller, I did with the dishwasher and so it won't have large gaps around it. So check and maybe you can make these spaces smaller and thus reduce your bench to 3000mm. I have a 3 x panel cupboard on my island and it looks fine. This also requires reducing the size of the undermount sink which in turn messes with the plumbing. Part of the plumbing was going to be put behind the bin drawer but the cabinet makers have now said this can't be done. I think we'll be forced to get rid of something but I'm really hesitant to lose the drawers - they're one of the most functional features! As far as I know Scotty, the fit out is for standard models. The other half is not impressed. He feels this issue should have been addressed at the drafting stage, especially as we've already had a couple of re-draws of our beloved island bench. Looks like we're going into DA Central tomorrow to talk to someone face-to-face about our options. It's too painful playing email tennis, especially as the cabinet makers are pushing for a decision.
