We had a chat with Intelligent Home and aren't really doing much beyond wall mounting TVs, adding a couple of extra data points and doing a bit of smart wiring for future purchases. It seems pretty straightforward. I'm more concerned about the electrical plans. Is there anything we need to focus on, besides adding as many power points as physically possible? Junction boxes of you want to add in downlights/ fans etc later at a fraction of the cost the builder charges. Have a look at my thread. I've posted my electrical plan. We had Libby and she was amazing, so informative - really good productive day! We went into the appointment expecting to delete most of the light points and install junction boxes but ended up not doing junction boxes at all. We have ended up getting down lights costed up through dales. I had always expected this to be so much more costly than doing it outside of the builder but the quotes we have received from electricians to install the down lights seem just as expensive. Would be happy to send you our electrical costing list if you would like. Basically we added about 20 double plug points, 3 conduits, 2 way switch, dimmers to theatre down lights, 33 led down lights, external up/down lights to portico and garage wall, external down lights to verandah, Fluro in garage, extra outside spotlight. Considering the price is fully installed and will be included in builders warranty and no hassle after handover we didn't think cost was that much over what we would pay having it done externally. There were a couple of items which she did suggest getting done after handover eg: fans in alfresco, mini down lights in bathrooms, led strip lighting in kitchen cabinets. We decided to have DAH put in the recessed LED lighting too, Tbrown2012 – for pretty much all of the reasons you outlined previously. It was nowhere near as expensive as we thought it might be. The main costs will be (in addition to the electrical changes): Upgrading the wall tiles for the kitchen and the floor tiles for the wet areas to the rectified porcelain (with increased laying costs). Upgrading toilets and bathroom sinks. Upgrading the island bench to be 1000mm or 1200mm deep instead of 900mm. Upgrading the island bench to include waterfall edges, an undermount sink and a bin drawer. Putting a set of three drawers in the centre of the ensuite vanity. Adding nib walls to showers. Converting showers to hobless, or hobless and frameless. Depending on costs we may make all of these changes or none of these changes. At the very least I want the tiles we chose! Having already spent $33,000+ on upgrades during our preliminary planning I have accepted that this build may just bleed us dry. In the meantime, we’re due for settlement of the block tomorrow! I would be very interested in hearing how much for the laying of rectified tiles to bathrooms. Did you choose tiles from the showroom or had you chosen from one of the tile shops? We definitely want to upgrade toilets and sinks. We also would like to add drawers in bathroom vanities. Please would you mind pm me when you have those costs. I think there may be a greater demand for them now? They are an upgrade and will also incur extra charges to lay because they require a little more precision. We didn't specifically want them, it just happened that the only floor tile I liked was rectified. The kitchen kind of followed that. Fingers crossed pricing doesnt come back too scary..... I thought we'd get more costed on the spot too, but I guess DA need to ensure accuracy. Colours were exactly what we anticipated (which involved a few upgrades anyway) and the electrical involved an array of extra power points plus LED downlights to living/kitchen/office/theatre/ensuite/alfresco and a few external lights. Bedrooms, main bathroom and laundry will be standard. Any other changes will depend on finances! Our Prestart Consultant put everything in when we finished on Friday so hopefully it was all costed today and will be delivered to her tomorrow. Will PM you once we have some info! It just seems to keep piling up... I chose rectified tiles too for our ensuite and standard in the laundry and bathroom - they will look fabulous. I'd like to say it was stress-free but really, what about this journey was ever going to be stress-free? We transferred the correct amount from our online account to our banking account last week in anticipation of transferring our deposit to the conveyancing firm. Just before lunch yesterday I received a call from the firm to tell us that they had actually misread our documents and had therefore miscalculated how much we needed to transfer to them. As a result the sum we had ready to transfer was actually $5,917.38 short and they were giving us 24 hours notice to come up with the shortfall. It takes up to 48 hours to transfer cash from our online account. We were FURIOUS. In the end we had to use money that was allocated to pay off the credit card. So, because of the ineptitude of the conveyancers, we are going to get our arses kicked by interest payments this month. DH also had to leave work in the middle of the day to go to the bank to get a bank cheque because we couldn't use an electronic transfer at this point, then he had to hand deliver it to the conveyancing firm because there was no other way to guarantee they would get it in time. Well, didn't that go down well with him. On the plus side, the block is now ours. Done and dusted. I need a glass of wine.
