The planter box is still missing but we seem to have acquired a roof frame! The carpenters were working on the portico when we arrived. So nice to see things progressing swiftly. Although I can't understand the missing planter box? Are the brickies also supposed to do the nib walls in the bathrooms? We're missing those as well. Hard at work! The whole house will just be rendered and painted with the portico and planter box being a darker colour (Lundy Grey) than the rest of the house (Vitesse). The shower and bath hobs were done by the tiler after lockup as well as the vanity hobs. Hope the house is drying out! I received an email this morning letting us know that the roof frame is completely done. This means we can now send in our independent inspector while we wait for our Colorbond moment. Re: First home build with Dale Alcock in Aveley: Roof frame 212Sep 06, 2013 10:13 pm So we got our report from our inspector and he has noted four items that need further investigation and eight items that do not comply with the Australian Building Code. He did make a note that the build was generally of a very high quality so I'm curious to know how many issues you'd find with a poor quality build! We've forwarded the report to DAH with the request that they address all of the issues identified in the report as soon as possible. From reading the report it shouldn't take much time/effort to bring those items up to code so I'm hopeful it will all be dealt with quickly. Well, except for the fact our theatre is 3cm wider at the front than it is in the middle. I don't know how you rectify that. Maybe some extra grey float? I am glad we invested in the inspector though. His report is very detailed and includes photos clearly illustrating all of the issues. Hopefully DAH will get on to it quickly. They're required by law to meet Australian standards in accordance with the Building Code of Australia (BCA) and if you have photographic documentation and the written report of an independent specialist stating that haven't done this then they are in breech of contract. For example (from our report): In accordance with the BCA 3.3.3.3 galvanised roof tie down straps should be at 1200mm maximum, centred and fixed with 3/2.8 mm galvanised flat head nails. There are several places where the span is 2.7m, 2.2m and 1.8m. The addition of ties attached to the lintel hoops would solve the issue. How do you argue with that? He even told them how to fix it!
