we are about to head into selections so I thought it was time to finally create my own build thread to share the highs and lows of our own first home & build. When we started our journey, in August last year, we first went to a small builder with a custom design which went over budget (or so we thought!), then started the process with another builder but I woke up one night and decided it wasn't going to be big enough! EDIT: No longer building in the estate first noted. Third time lucky... we have now signed with M and settled on the Grandview 27 which covers mostly everything we were after - 4 bedrooms, a rumpus and the master bedroom located at the back. We have made a few modifications to the plans (moved laundry, added butler's pantry, huuuge shower in the ensuite and larger main bathroom) which I'll upload after our selection appointments. The only compromise was utilising one of the bedrooms as a study as there just wasn't enough room for one when we made the main bathroom bigger. We were lucky enough to get in during the Love promotion so get free upgrades like stone bench tops in the kitchen and ensuite, upgraded front door to the Corinthian Infinity 6G, glass splash back, awning windows, etc. but I'll write up all the details after selections. We were finally given a set of updated drawings facade: http://i1303.photobucket.com/albums/ag156/yodathedog/Facade_zps0c99e382.png There are some obvious mistakes to the plan but we were in such a great mood after the appointment I haven't bothered them about it yet Our selections consultant was fantastic! Was not pushy at all, very friendly and steered me away from picking the exxy $40 a tile options for the splash back in the pantry! We took samples of the stone bench top we will pick at Studio M next week as well as the laminate choice for the cabinetry. Metr!con's standard selection were great so we found we had plenty to choose from Where we did spend dollars was on tiles to the portico. We didn't include this in the original quote because we weren't sure what we wanted to do here. Main bathroom - the dark tile will also be on the floor but also cover the bath alcove. Light tile will be on the other walls 2100 high. The 'subway' tile will be the splash back. We left after 3 & 1/2 hours with full tile samples that I am constantly smiling at. Who would have thought tiles were that interesting?! Thanks Gristy! I have been following your build thread and cheekily trying to place where you are building as my other half used to live in Enfield! The $100k - does that include your footings, etc or just upgrades at selections? We spent $56K over the base price prior to selections but that includes extra footings, other items required to meet encumbrance requirements and some upgrades we saw in different M displays. We are already looking at upgrading all the internal doors and toilets at Studio M next week but I am curious to know what you spent upgrading items if you dont mind PMing me the details so we can go in prepared! Forget the front - you'll be out the back with me having a glass (or many) of wine!!! The portico tile (looks really bit light in that photo ) is called Lava BT Chocolate..... yummmmm! I went to the Laminex display centre on Currie Street and picked out what I'd like for the cabinetry. Elle, you have to go check it out before you hit selections (unless you have selections there) because they have a great room where you can pull up a large sample and compare it to others under bright lights. They have all the different finishes too. Ignoring the white, this is called Domain and is a new to the laminex range. I really like the Riven Finish you can get for it - it feels like actual wood! Then I picked Ash White for the complimentary head height cupboards in the kitchen to lighten it up. Unfortunately I liked the CrystalGloss finish but depending on the $ might just stick with the natural finish. I wanted to move the laundry away from the bedrooms so it was relocated to in between the garage and family room. BUT now I am worried that the new configuration will look funny. The other half doesn't 'get' my concern and thinks it wont be a problem but I am not so sure....
