Browse Forums Building A New House 1 Mar 24, 2013 6:11 pm Since our daughter has left the nest we have decided to down size our land and build closer to the town. We are still building a house on the larger side for resale value and also in case our daughter decides to return!! We are building a 4 bedroom home, with 2 living areas and a big butlers pantry. Our block is 900m2. The design is the Rochester, with a few modifications. Our builder has been great so far (although the build is actually yet to start!). Any tips/advice is most welcome as this is our first build. We signed for our block and house in November 2012 Recieved our master plans February 2013 Recieved the footing construction report March 2013 Selections are booked for mid April 2013 Some of our choices so far include: Bricks- Austral Nougat with natural grey mortar Roof, gutters and fascia- Woodland Grey Panel Lift door, downpipes- Dune Re: First Time Build: Hickinbotham in the Barossa 2Mar 24, 2013 6:13 pm hi and welcome we also went with dune for the garage doors and it is very nice also lve the woodland grey Re: First Time Build: Hickinbotham in the Barossa 4Mar 24, 2013 9:36 pm hi zub, nice to see another person building through constructions services australia there were a heap that built about 3-4years ago and there is a good thread about their experiences, it should come up if you type in the search area "hickinbotham". i just looked up the rochester on the hickies website, looks great, kinda like a bigger version of my design haha. i have to laugh at you downsizing to land size of 900m2 as ours is only 663m2. what size land are you on now? make sure you look at the bricks etc in person as they look different in the book. a lot of the stuff does actually, we went to colour selections with a colour scheme in mind but the colour looked different on the computer to what it does in real life and also the colour consultant didnt think the colour that they used in the display home was available any longer but it would have been gold range. we didnt want to spend money upgrading laminate. hope i can help you any way possible being as i am not far in front of you at all. h Re: First Time Build: Hickinbotham in the Barossa 5Mar 25, 2013 9:41 am Hi, Our current property is on nearly an acre and I am used to living in the country with paddocks in between neighbours so I'm not sure how I will go in 'suberbia'.... 900m2 sounds tiny to me!!!! We have been to the selections centre to have a look already and we went to Austral bricks and the Laminex group as well to look at larger samples to get an idea of colours.... Did you sign when the 'upgrade' offer wasnt running or did you choose not to get it? I have been quoted $11k for the cement which includes the driveway, a path around the entire house, 6 x 6 shed. I am concerned though as I was quoted $10k just to do the 'prep' work for all of this....does this sound about right or is this way over priced? Re: First Time Build: Hickinbotham in the Barossa 8Mar 25, 2013 11:03 am crossover $2185 driveway $5035 perimeter paving $5795 $13015 we might be paying extra having it done through the builder instead of finding someone ourselves. ours is pavers, would cement be more expensive? we didnt get the upgrade offer as we were not entitled to it otherwise we would have take it. Ours has paved driveway to crossover as a PC item of $1820, that's for a single driveway, and I hope it won't be much more than that. I think the crossover itself is up to the estate. We were planning on having perimeter paving done with the landscaping. I might get the builder to do it yet if thats all it is. Is that all finished hachy??? I shouldnt say 'if thats all it is' as its bloody expensive but a lot cheaper than my quotes so far.... lucinda, a landscaping plan sounds over the top!!! Poor you...and, I'm nervous at my 'down size'. I'm not sure how I will cope with neighbours that close!!! I have screening plants for sound proofing the yard already picked!!!!!! Re: First Time Build: Hickinbotham in the Barossa 12Mar 25, 2013 11:53 pm lucinda that is crazy that you have to submit a landscape plan, talk about strict. i know we have to have our front gardens done by 6mths occupation and a letter box within a month occupation. good luck with your landscape designing. your PC items wont get fixed prices til after your colour selections. all of our PC items were underquoted apart from one which was over quoted by a whole $5 wow. pretty sure it is all finished,better bloody be for that money. it doesnt include the alfresco area though. Also, the house next to us has bricks on their block and the house behind has the frame up...that means that fence money will be looming!!! hachy, you are about 3 houses away from our back fence btw! I doubt we will be able to afford the glass or metaline splash back we want so will probably go for white tiles. I would put pics up but I'm not sure how!!! Has anyone got any advice on the colours? White cabinets are not ideal for us as my husband leaves fingerprints everywhere!!!! I find cleaning easier if I have something I really like and really want to keep looking good. I think a matt finish is less likely to show fingerprints than a gloss, but I haven't had gloss before so I'm not sure. Re: First Time Build: Hickinbotham in the Barossa 17Mar 29, 2013 4:29 pm Baye is a laminex colour and Iron Ore is formica - Baye is a lighter brown with strong grey tones and Iron ore is darker with brown/grey tones. We saw displays of it at the Laminex group. Lucinda, the colours are at Hickies display centre but not in the book, and you are right about finger prints!!! Originally we were going with just one cabinet colour but when we saw the two tone (darker on the bottom and lighter colour on the top) it really makes it pop. We also have a large benchtop area. I have the colour charts for both Formica and Laminex. Their websites have a spot where orders can be made--the colour charts and brochures, and tiny samples, don't cost anything. The point! those colours should look lovely and will be fabulous with the Essastone Crystal Salt. Great choices. If you have an open kitchen, you won't have to worry about colour coordinating furniture and accessories. However, remember how you fell in love with the Baye/Iron Ore combination in the showroom? Can you take another visit to see the display, or did you take photos that could jog your memory how beautiful it looked? And above you said you didn't think white was right for you. I must admit that I've been wavering on the kitchen too. I thought I'd go for the PVC thermo but I've read many bad reports with the wrap coming off especially near heat, and the gloss style yellowing, again near heat--I envision loose, discoloured vinyl draping on the floor around the oven, cooktop and dishwasher! yuck. So I think I'll be going for laminate. Do they allow all the colours in the Laminex/Formica range? I'm thinking black but it's not an option in the selections book. So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
