Browse Forums Building A New House 1 Mar 22, 2013 6:02 pm just wondering as i have never built does everything get included in a builders quote. i have two quotes one has everything and the other builder has not included toilets, tiliing in bathroom and kitchen walls just some of what is missing. i am starting to wonder if the second quote done this afternoon had no careful thought to it and was done to shut me up Re: fairmont house quotes 2Mar 22, 2013 6:07 pm welcome as far as i know all these items should be included . because you need these to get occupancy certificate we had tiling included and we had a variation done so we could supply our own bathroom tiles but it was the builders tiler who had to lay them . if it was me i would stay away from second quote and agree with you . I found the small builder quotes to be much more detailed. I have ended up going with a big buider, Fairmont and have a very detailed quote but it took a fair bit of research on my part. Our sales guy was great in putting together the quote for me. Big builders seem to prefer you sign the contract and then go to selections and work it out.... I gave our sales guy a spread sheet with all the inclusions that I wanted costed in the quote. I also went to a few of the Fairmont suppliers so I had a better idea of what I needed/wanted to upgrade. It was a lot of work on my part but the upshot was I got a quote in the end that I could compare with the other builders. Fortunately my sales guy was happy to work with me to get me the detailed quote. I had to ask for everything though, he did not initiate much. I approached a salesman from statesman with the same spread sheet but funnily enough I never heard from him. Think he put me in the too hard basket Fairmont have a sheet they should give you that has the basic specs of what they include. I don't like they way they do their business and lack of transparency but I do like their pricing. I have included a link to my thread if you want to check it out. The other thing with Fairmont is that everything takes so long. It took us about a month to nut out our plans and the quote. It has taken another month and I think we finally have a job number which hopefully should get us an engineering report. I know there are builders who basically build a shell for the customer to fit out but it is usually obvious if they are that sort of builder - kit homes for example often offer this. But I have never heard of a normal builder not having these basic fittings as an inclusion. I think no matter which builder you pick you have to go through with a fine tooth comb to know exactly what you are getting. Statesman have a one stop display centre on north terrace. It's only small but you can see what is included. I would just make sure the things you really want /need are costed in/included. The rest you can sort out at selections.
