My builder included every single thing from demolition to completion in the house except non-fixed furniture and blinds. Wasn't what I'd call cheap - but no hidden costs or surprises that will pop up. One reason we went with them is for their project management service. Sure, they charge their % margin on everything, but it's freed up my time to focus on other things. They've also gone back and renegotiated quotes when I asked them too. It also depends on the type of contract you are signing with the builder as to if costs can change and what the bank will lend you, so check that. I'd even recommend having a solicitor experienced with builder contracts check it over. Might cost you $200 but could save you thousands and will help you sleep better at night. Be sure to read the things you forgot thread on the sticky list at top of this forum. The difficulty you might find regarding inclusions is borrowing from the bank. They will want to know what they are paying for and what else will need to be purchased. they build an allowance in to building loans for cost over runs. But in your case, if there are a stack of items not included you will need to factor that in as well. Oh and be patient. Spending an extra week or two (or month) checking, double checking, asking questions, seeking advice now before you start is time well spent. Have fun!
