Browse Forums Building A New House 1 Mar 21, 2013 5:51 pm After getting plenty of advice on here I have started this thread of our build. Our land settles in early April and our prelim drafting plans are ready. We will see them this weekend and add a few changes to the kitchen among other things. We are building in far north QLD and have a small block of 620m2. Soil test came back P (uncontrolled fill found) and we managed to get a little bit off the land price before agreeing to the contract. In the end another $4000 in site works quoted. Quote for the house came in close to what we expected including the changes we made. Increased 600mm width of living space and upgraded kitchen. (See previous post). Added glass louvres x 4 to living room. See pics below for land and changes to layout of house. We have a quote for a pool (leisure pools) and hoping this falls into budget via a favorable valuation. Does anyone know if a pool will decrease the likely hood the house/land not valuing up? Anyway this will be the first of many posts. Thanks for your advice on my other topics and Ill update as we go. So the next step is the building contract, we're hoping to sign this week. We've chosen all inclusions and added in all those little extras like power points etc. What are your top tips for things to be mindful of in the contract? After some stressful last minute changes we signed the contract and paid the deposit. We decided on taking out the landscaping allowance and will do this ourselves (with help). Here's a copy of the current plans. The kitchen now has the window splashback instead of the WIP. Essa stone benches, upgraded cabinets and soft closes. Also went with an induction cook top. We upgraded to some LED down lights as well. Fingers crossed for the valuation now! The wife and I are building in Townsville and have recently just got the final approval from the bank. Now that the wet season is on the way out it is a good time to start building ay. There were a some major flaws done on our final build valuation - mostly because the valuation was done on the next door neighbors house and not ours!!! It obvious a mistake had been made when I saw the valuation report and there is a random picture of a house currently under construction! Its taken about 4 weeks to resolve it but we've sorted it out and now its all systems go. I'm sure it will go much smother for you tho. Re: Our first time build - FNQ 10Apr 15, 2013 4:41 am Wow! Just waiting on the valuation now which should come back next week. Submitting our colour choices for paint, and flooring this weekend. The kitchen designer showed us a render of our kitchen. The picture is poor quality but gives you an idea. Haven't decided on colours for the kitchen yet. Make sure you specify what handles you want and if you want them colour matched to the frames. Also, if lockable, what sides you want the locking blocks.
