Demolition Cost - NSW

Since plenty of you have started building your new house, how much did you pay for the demolition of your old house? Our current house is 3 bedroom timber clad with asbestos. Just wondering how much it will cost/budget for. Anyone tried to offer their house for free to be taken away?

I work for a small building company and we have had quite a few houses demolished. For roughly 100m2 house we pay about $10,000. They usually factor in some asbestos in their quote as older houses contain asbestos, but one of the houses we just had demolished had it everywhere, in the cupboards, behind the gyprock and in the concrete and that ended up being another $5,000 on top for that to be removed.

Another thing that might cost you more money is to have any insulation in the roof removed.

Where abouts is the house shopgirl? We (hopefully if the tender comes back o.k.) doing a KDR in the Hornsby area and we have 3 quotes for demolition of a 3 bedroom fibro home (fibro = lots of asbestos) and the quotes ranged from $14,000 to $18,500.

Do they reduce the cost if there're things they can get money back on?

Say hypothetically you've got copper in guttering which a metal buyer would buy for $3k, do the demolishers reduce their bill because they can get that money back? Or, alternately, do they care if you pull it down yourself & sell it?

The demolishers that we use dont give money back, but I dont think they even bother to check. They go in, smash it up and cart it away. I dont think they care if you take anything off the house that you might get money for.

Forg, as far as I can remember, one of the demolishing companies that we contacted said we could sell what ever we wanted but just make sure that everything was intact so that the asbestos would not be 'unsettled'. Once you start ripping things apart it can damage the asbestos and cause major problems. We are thinking of trying to sell the 'nearly new' carpet and a few other things but nothing that will disturb any of the asbestos, so probably the kitchen, bathroom and laundry will not be touched.

In regard to reduced costs... if only... the only way is to sell things yourself and get money that way... I'm pretty sure it all gets put into a truck and taken to an authorised 'dumping ground'...

We demolished an old house but had plenty of trees removed as well. It was like a jungle. We had three quotes of 25000, 21000 and 17000 dollars so you can guess which one we picked. We are happy with the job although our hardifence is damaged on the bottom in places.

Hi we had a small 2bd fibro asbestos house plus a granny flat with asbestos roof plus asbestos garage demolished for around $12500 inc GST. This included removing all trees/plants under 3m high, water and electrical disconnection and security fence. We used Democorp. They are very popular around my area here in Putney/Gladesville. THey do a really good job.

Aheron, one of our quotes is from Matt - AAAGS, great quote and a good price plus he is a really nice guy.. Purple2fish, might have to get another quote from Democorp just to confuse us because Matt's quote is really good. :roll:

If you decide to go ahead with Matt and AAAGS, I am sure you will be happy with their professionalism and work..And like you said he is genuine guy as are the other staff.

hi guys,

I am looking to Demolish my fibro house. my council tells me that i need to submit a DA with the demolish plan to get this approved. This is separate to DA application to build as our builder (rawson) will not coordinate the demolition.
This will cost another council application fee and may take upto 2 months to get this approved...
Rawson said they will only give us 2 weeks to clear the property after DA approval. Has anyone submitted the Demolition DA application with the development DA application? would that work?

I was told Demolition approval by the council will last 5 years. Is that true? what is the cost effective way

You can try for a CDC (complying development) which takes 5 days and costs approximately $900. This is hopefully what we will do in the next coupe of weeks! Check with your demolition contractor.

my council doesnt allow anyone with less than 450m2 to go to CDC... not sure about other councils... i cant also take my development to CDC as well...

Hi there,

We lodged the demo DA on our won also, but went to council around a mont prior to the builder lodging the DA for the house..The demo permit does last 5 years and price depends on the price you are paying for demo..

thanks Aheron.. it makes sense.. i will get a head start so i wont have to worry about clearing out of the property for construction to start.. i hear builder can charge you if you don't clear out and handover the property on time.

my council require the following..
1. Full description & an assessment of the potential environmental impacts of the demolition works
2. Full site plan showing clearly all buildings/structures/vegetation on the site, including those for demolition

has anyone submitted them? Can I do them myself? or do i need pro to do this? or would the demolition company do this for me?
