We have purchased our block in Seascapes Estate, Halls Head, Mandurah (awaiting settlement). We are currently looking at house designs with The Baltimore by Ross North being current favourite. This is the floor plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We plan to make the following changes: * brick in the bathroom in the ensuite and add a door * move the store over so that the hallway doesn't run straight through the house and has a bend (I believe that this will be better feng shui?) * add a drop zone for kids school bags, with a power point to charge mobiles Can anyone see anything that I'm missing that we should/ could have. We had hoped for a store in the garage but have decided that it is not worth the extra cost for us (tight budget) so we will put in a garden shed. Any tips would be greatly appreciated. Great plan but what we would have done is totally restructure the master bed/WIR/ensuite to get more storage space and change the computer nook to a linen cupboard. Lots of other little things we would have done which made us think about custom plans! Looking at it the first thing I thought was reorganize the ensuite/WIR in the master, the corridor seems like a fair bit of wasted space. I like the idea of making wardrobes bigger and having sliders so that furniture positions aren't as limited. And having the ability to add doors later to corridors, theatre room etc. Have you thought about moving the pantry to get a walk in? I would at least potentially look at a laminate pantry then you don't lose as much space as a brick pantry (bricks are about 10cm, laminate walls are under 2cm). We have a young growing family so the computer nook will be a toy area/ activity zone to begin with.... will then transition to either a study nook or a storage area. Oh yes we will be adding a door to the theater too fmac. Great idea about the pantry - I will look at making it bigger. A bath in the ensuite is a must for us - so many designs don't have them. The other thing I love about this one is the "end of the World supplies storage cupboard". hehehe Re: Our first build - Seascapes Estate, Ross North 5Mar 22, 2013 7:15 pm Working from the top I would make the pantry a lot bigger. I would move the theater to where bed 1 is and make it a games/theater room that will join the alfresco. I would extend the alfresco all the way to the side wall. I would make the storage not be walk in. With some other rearranging a lot of the passage space could be utilized for room. I would turn the nook into a larger activity room for the kids. Have a look at my design for ideas. We designed the house around a central theme. An area for us, an area for the kids and a common area. All three areas are separated by laundry etc to act as noise buffers. The Ross North plans in our price range are just not quite right. I'm now looking at combining a couple of our favourite plans - may custom build or just adapt a different plan that is very close to what we want. Also, I've changed my mind about the bath now too (I was so adamant about it as a must). Our new place is very close to the beach so realistically how often will I have a bath. Maybe twice per year? - so that being the case I can use the kids bath if I really want one and that means one less thing to clean. For stress relief it'll be a dip in the ocean. We ended up with redink with our own custom design. we took our design (pencil and graph paper...) to a few builders and got them costed up. redink weren't the cheapest but in the end probably the cheapest option as they were the most flexible and open to us doing things ourselves later. Redink also kicked butt when it came to customer service, this is what made us go with them...had another builder practically begging for us but the desperation was a bit scary to be honest. I've just done the same with the graph paper and I'm pretty sure we have the perfect design now. I've got the company that the house is based on drawing it up and then may shop around and give Redink a go. Do you know how much the siteworks are for the blocks there as I have been told to expect to pay up to $15K as there is additional work required due to the coastal conditions. Have you been told the same? I was hoping to have the house complete for $185,000. We are currently looking at New Generation Homes as they have some pretty good promo homes at the moment. We've been told $15k approx too - which is site works plus ocean proofing (I've asked heaps and heaps of salespeople). I saw a new salesperson the other day who said it would be closer to $11k. I've put $15k into my budget but hoping for less. Has your title been released yet? Looking forward to following your build. I built in Seascapes 1 year ago. 15k sounds about right (I think mine was around 13k). The specifics for coastal conditions were from memory, mainly special galvanised ties in the roof and structure. If you look at the old google maps before the area was developed, it was just coastal dunes, so very unlikely to come across any problems with your block like rock. Make sure you get external lights that can handle coastal conditions when you choose lights. I'm 400m from the coast. About 370m from the sales office. What is it like there in Winter? My window frames are aluminum (was part of the standard specification that my builder (C#llier) offered). I'm not familiar with other frames. I survived last winter with bare concrete slab before I had my timber flooring installed, but I have reverse cycle heating/cooling system and blinds. I don't spend any time in the backyard because it's a blank patch of sand due to lack of funds at the moment....., some neighbours have a firepit which I saw them using a bit last winter. hi guys.
