Going from advice from the land saleswoman, she has said she is 99% sure we will need a H class slab for our build. Now I know pretty much all builders base their prices on an M class slab, but my question is, does anyone know ROUGHLY how much the upgrade to the H class slab is? I have been reading so many nightmare stories about site costs blowing up to $30k due to things like H class slabs. Any advice for building a new home (we are first timers) would be appreciated. We were looking at masterton originally and they said $6000 additional to have h class slab. When we put the tender through with EB we had a provision of this amount for the slab but it was less. See if you can get your hands on a geotechnical report that covers your block. Boreholes will have been taken during the development of the subdivision. Those boreholes will give you an indication of whether there is any rock not far from the surface the could drive site costs. On the other hand, if the rock is deep then you will probably need deeper piers beneath the slab (and hence more concrete). The geotech report is useful information to arm yourselves with. The core samples from the boreholes would have been tested to determine the soil class to apply to the blocks. Given that you are in the Camden council area, your soil may be saline, which means another $3K or so on top of the slab price. Can't help with the price difference between M and H class as my land has a slope. My land was class P, which is M slab with a lot of piers. EB and Masterton Homes included only M class slabs and charged extra for the upgrade.
