Browse Forums Building A New House 1 Mar 14, 2013 12:19 pm I have been a bit of a stalker on this forum but have found it so useful for my build so far! We have been waiting and waiting for a couple of years to build this house, as we had to wait for our previous house to sell (which took a year!) but we finally got there and got a block of land in Oakey (30kms west of Toowoomba) we wanted in December last year. My partner and I are building with TOTR from Toowoomba and have fallen in love with their display home being the Rangeview 309. We modified it slightly which I will show in the next post along with our plans.
This is our second build - the first being a budget build and boy did we pay for it. Unfortunately we didnt understand much about reading plans and the sizes of rooms and ended up with a master bedroom the sze of a study basically (we were really disapointed that the builder did not mention this). Not much of a master bedroom to me so im surprised we were even able to sell the house. Other than that the house was good but not what we wanted to live in forever. We also decided we wanted a bit more land so our new block is an acre with plenty of room for the dog to run around on (no children yet ) So to our new build, we received the Plumbing & Drainage approval but we are waiting on the approval for the septic waste. The bank is all sorted and they are only waiting on the council approved plans as well so once we receive the septic approval back, we are all systems go! The site was cut and levelled last Friday 8th so the builder must be ready to start straight away which is excellent. I will post another with the plans and more details. Thanks for looking!!! We are currently living with my partner's parents (for the second time ). So far it has been good but we all have our moments. We have just learned to do things THEIR way for now and it keeps everyone happy. The worst thing is its not a very big house so there is no where to escape. I'm sure many of you can relate. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My partner is restoring a HQ 4-door sedan so it is his workshop at the moment along with storing all our furniture and boxes. No electricity yet but the lights and powerpoints have been installed. The builder said he will dig an extra trench for us from the meter box to the shed so that we can have power in there once the power box is up for the house, which was great! You can see all of our stuff in the background plus a few naughty beers Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Building the Rangeview 309 in Oakey 7Mar 14, 2013 8:54 pm Haaaaaaaaa I feel your pain but your right its all about their way. thats a mighty big single story! It will be this colour with the white shimmer top and Polytec Black Wenge gloss cupboards. Its such a big area that we weren't afraid to do something a little different. Our kitchen is also set up very differently to this picture but you get the idea. We also have LED lights going in to to display the splashback even more Floor tiles throughout kitchen, living, hallway bathroom and laundry etc Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Feature tile for main bathroom with floor tile going on wall to keep seamless look Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Laundry splashback tile and laminate samples - top: Laminex Jericho & cupboards: Laminex Peruvian Clay Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ensuite tiles - the dark tile is the floor tile, and light tile is for the wall. Re: Building the Rangeview 309 in Oakey 9Mar 22, 2013 2:44 pm We have sticks marked for where the house will be. We have also had our steel mesh and other bits and pieces delivered on Wednesday. They haven't done anything with it yet but I'll see this afternoon after work. Love your block all that space! They would fit 2000 homes on that in Sydney LOL, Cant wait to see your build Dani Haha thanks Dani. The house is quite large and the majority of it is living/outdoor space but thats how we wanted it. Yes in Sydney they do seem to cram a lot of homes in such a small area. We are very lucky being semi-rural so we have a fair bit of room to run around. Mind you, I am surprised how much of it will be filled up with the house and shed! Re: Building the Rangeview 309 in Oakey 11Mar 22, 2013 3:04 pm HQ is awesome we have an old hr holden which we had converted to gas . love your block and the color selections fantastic Re: Building the Rangeview 309 in Oakey 12Mar 22, 2013 3:13 pm Yes it's my partners baby. It's nearly finished - i just cant wait to take it for a spin. They spend more time being fixed than driven! I love the HRs. I would love to have a HR ute done up. And thanks - hope it all comes together but I'm a bit nervous as to how it will turn out Re: Building the Rangeview 309 in Oakey 13Mar 22, 2013 6:33 pm fifi_1989 dsa39 Haaaaaaaaa I feel your pain but your right its all about their way. thats a mighty big single story! Originally our soil test came back as E type . On top of this, the amount of rock sitting on top of the soil didnt seem to match up with what the soil report showed. It showed hardly any rock, so to be on the safe side our foundations have probably been over-engineered (not a bad thing in the long run - just hurts the hip pocket $25k later). We did not need piers at least, but the trench that was dug would have to be at least 1m deep Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It is difficult to show how deep the trench was - i considered jumping in it! Can you actually believe they filled all those trenches with concrete!!! The house should NEVER move in my opinion They dug the trenches on Tuesday, poured the concrete and put all the steel in on Wednesday and the plumbers finished off on Thursday. My partner and I both said it is the most intricate foundation work we have seen. We also noticed that the council inspector had been as there was a sticker on one of the pipes, and a checklist had been left on the ground. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Because our house is set in the middle of the block, they had to dig a 30m trench to the power box. The bobcat & excavator were working overtime on our job! He said they ran out of time to box it up on Thursday as they were waiting on the council inspector, so he drew the short straw and came out on Easter Sunday to do it.
