Great progress despite the challenges! Congrats on everything thus far!!! How true Nitro! One thing is for sure, we shouldn't have to worry about the slab going anywhere! The funny thing is the builder had to dig down for dropped footings at the pool side of the house and the footings are right into the rock. We initially went to see a few project builders but they just weren't able to provide the level of service we needed. None of them were willing to touch any reno work because of liability issues. We couldn't proceed without a partial demo and we are in no position to arrange the tradies required ourselves (kids, work, didn't want an open roof for an unknown period). R&C says its no problem and they can do it all. Sounds promising. Have you or will you get the house construction inspected? The reason I'm asking is as you're probably aware, the company's new and who doesn't want assurance that they're getting a quality build? Hi tyli, so far so good with R&C - up till now they have been as good as their word on everything. We did have an independent inspection carried out prior to the slab being poured and the inspector was happy with most of what he saw - there was one ting that he questioned them on and was happy with the answer he got. We will be having another two inspections done, one after the roof frame has gone on and one at practical completion - these are the stages our inspector recommends the inspections are carried out. We're really finicky about things and R&C have been incredibly patient with us even though we probably get under their skin at times. For us the only real negatives so far have been the length of time we were in drafting and the fact that our electrical upgrades came back at $18K This was clearly a mistake and I thought it should have been picked up before it got to us but if those are the only things we have to complain about at the end of it all then we'll be very happy. Re: Our Build - Perth NOR - Walls going up now 69Aug 31, 2013 8:49 pm Apologies, all my posts seem to be really long and so is this one. Not been on for a couple of weeks - just been too busy but thought it was about time we did a bit of an update. Couple of things came up, first one was that we found out a wall the land developer was building for was going to be 500mm thick and was going to interfere with the pool to point we wouldn't be able to have a swim lane , Took a couple of weeks to sort this out but they finally relented and agreed to build a narrower wall. Seems they have now decided to build not just our wall narrower but everyone else's as well. Result Next things was we discovered what for us was a disaster. We realized after the walls started to go up at the front of the house that the drafty had got something wrong and we just didn't pick it up. The pillars for our porch had been put in the wrong place meaning we had less room at the front door than we needed. After a frantic email to the builder we agreed to meet on site the next day and the builder was fantastic. He just said, it not a problem - we can easily fix it, we'll just do blah, blah and blah. When I asked how much it was going to cost they said they wouldn't charge us for it, no variation fees and no costs associated with the changes. Many, many thanks to Ravlich and Clent on this one you've gone well beyond what we even hoped for in sorting this one out. We appreciate it hugely! The best thing was we got both of these issues sorted on the same day So, on to the good stuff, brickies lost about 6 days to the rain but are very nearly finished now - they reckon a couple of more days and that'll be it. At the site meeting with R&C they told me the roof timbers will be on site next week and the roof joiner is lined up to start as soon as the brickies are finished. They reckon a week or so for the roof timbers to go up and then another week until the roof covering is one - assuming no more issues with the weather we will have a roof in about 3 weeks. Keeping everything crossed for this. Got some photos of the brickwork going up. Not a massive problem you would think but is exactly where our garage wall is supposed to be going. Not sure how we are going to sort this one out.....watch this space. According to the builder we could have forced the neighbor to remove the flashing but they could have refused and we would have been into a costly and possibly lengthy legal dispute holding up the build so was much better to come to solution that we could both live with. R&C suggested trimming back the flashing so it only went under our bricks by about 10mm and this way the bricks could bond properly to the retaining wall and it meant the neighbors had a better water tight seal than they had previously. Neighbor was happy to go along with this and so were we. Onward and upwards - so happy to have got that one out of the way. Yeah, I don't think anyone in their right mind would want to be in dispute with their neighbors, I think it would make life really difficult. The neighbors seems like really nice people and we really want to get along with them so we're really happy that we managed to get this solved quickly and without any fuss. How are things with you tyli, are you any closer to making a decision about R&C? Re: Our Build - Perth NOR - Walls nearly finished! 80Sep 09, 2013 8:14 pm Our brickwork is pretty much complete, we still have a couple of piers that need to be built and a bit of the porch still has to be added in but all the walls are up at least. We took a long, slow walk through the house at eh weekend and we're really pleased with the layout and sizes of the rooms etc. When you're building off a plan, even thought you've made 3D models it is still a worry hoping that you have got everything right. We spotted two things that we missed / screwed up on. The first was in our ensuite where we simply haven't left enough room to get into the shower after all the plaster, tiling and shower doors etc have gone up. The other was a couple of doors that close into the same corner meaning the handle on one door would always foul the closing of the other. Spoke to Ravlich today and they said 'no worries, we want you to be 100% happy - these are things we can sort out easily enough'. As the brickies still have to come back out to site we'll only have a small labour charge to fix the walls in the ensuite but nothing apart from that. Top service yet again from the guys at R&C, thanks a lot guys we really appreciate the effort! 1 4693 Need to remove glass panel out of concrete without wrecking the glass to get the spa room in, any recommendations on how to do that.
