Re: Our Build - Perth NOR - Walls nearly finished! 83Nov 12, 2013 9:45 pm WOW, can't believe it's been so long since our last update! Been trying to get on here for weeks to update things but just haven't found the time and now I feel bad 'cos I just didn't realize it was soooo loooooong. Will post some updates over the next day or two - I need to get a bunch of photos uploaded to photobucket first. Love that your builder wants to keep you guys happy, can't say I've hear that too often on this forum! She's a serial stalker! Service from the builder is still good but it's definitely down a bit over the last 6 weeks or so from what we were getting. Not sure if they've just got a lot more on now or if they are getting fed-up with me pestering them all the time. Re: Our Build - Perth NOR - Walls nearly finished! 85Nov 12, 2013 9:53 pm +Tbrown2012 Hi Elliott's how is the build coming along? Hi +Tbrown2012, build is coming along well, had a few little hold-ups but it's flying again now. Keep an eye out over the next few days for a few belated updates. Re: Our Build - Perth NOR - Walls nearly finished! 86Nov 12, 2013 10:59 pm Well, after I posted on the 9th September saying the builder was more than happy to resolve the things we screwed up we got a bit of a shock when we received a variation for nearly $4K! Took a few phone calls and a lot of complaints from us we find out the brickie has been asked to quote for a whole bunch of stuff didn't want! So we went from a rough, back of the hand estimate of around $1.5K to $4k and then back down to $2.5K. Still more than we'd hoped for but it was money well spent as far as we are concerned as we are now totally happy with all the layouts and the way all the doors are opening. Brickwork was finally completed at the end of September and we then had just over a week before the roof carpenter arrived on site. Work on the roof frame started on 9th October and took two weeks to complete. Can't speak highly enough of the roof carpenter, we had a couple of things done wrong because of the drafty - drafty has cost us at least 6 weeks and probably $4K in additional costs and every time I think about it I still get mad! Thanks to the roof carpenter though taking a real pride in his work we have a great roof - he actually put the frame on the porch and ripped it back out again because he wasn't happy with it. After talking with him he said the frame designs produced by the drafty were pathetic and the roof would have looked dreadful if he'd left it the way it was on the plans. Some photos below of the roof frame going up. Anyway it all fine now that the roof is on and the plaster ceiling is done. We're just gone to lockup. Over the month, there are a few small issues about what was say vs what was done and on the whole the builder have be pretty good. We had to compromise a bit here and there but overall not a bad outcome. However since the cabinets are been installed, I have an issue with the standard of cabinet work and totally disagree with the builders view of what constitute a 'designer kitchen'! The builder seems to think that it is ok and the normal standard for all the cabinets to have 1 fixed shelf (except where we asked for draws). for example on one wall we have just 1 cabinet 2400mm long with 1 fixed shelf and 4 doors (a mullion in the middle holds 2 doors and each side 1 door). I was expecting at least 2 cabinets with 2 doors each and adjustable shelves? What is the general consensus? adjustable or fixed shelf? Anyway, if like me you did not specify what you want and you expect to get adjustable shelf, you better get on to them and tell them or you will end up with a 1960's style kitchen. The carpenter on ours was a young guy and all his workers were pretty young as well - I think ours was the first house he had done for R&C. When the roofers were there to do the colorbond the boss reckoned that the carpenters had done a great job and he actually said to me that roof frame on the last house they did for R&C wasn't that great - maybe it was yours? We didn't use R&C's normal cabinet maker, can't remember their name now but I can look it up if needs be. We had very definite ideas on what we wanted and after speaking to their normal cabinet maker decided that they just wouldn't be able to give us what we wanted. R&C then recommended another cabinet maker called Master Cabinets who does a lot of work for Dale Alcock and we went and looked at a few of the kitchens and bedrooms they had installed in a couple DA display homes. We also went to look at a kitchen they had just installed in another house and were more than happy with it so we decided to go with them. Our cabinets go in next week so I hope that what we get is as good as their other work that we looked at. Re: Our Build - Perth NOR - Walls nearly finished! 90Nov 13, 2013 6:55 pm Nicci That would have been a nasty shock of 4k.. glad its less now but still hurts the budget.. looking good Yep, and unfortunately it wasn't the last shock. We also got one from the cabinet maker which I'll detail later but this one we're still trying to sort out. Re: Our Build - Perth NOR - Walls nearly finished! 91Nov 13, 2013 7:18 pm So the roofers (is what they are called here?) started as soon as the frame was finished- in fact they was a day they were on site together. They started on the 25th October and took a week to complete most of the roof but then we had to wait another week before they came back to finish it - it was frustrating but I guess it's just one of those things. Some pics of the roof. A few issues came up most of which have been dealt with but there are a couple of outstanding things still to be fixed. No pics of this lot - sure no one want to look at bits of cable hanging out the wall
This lot took about a week a half and they finished off just about two weeks ago. Very next day, 31st October the plasterers were on site and they took 7 working days to complete their bit finishing on the 8th November. Again, these guys have done a fantastic job and the whole thing is really starting to look like it should. Still waiting for the internal white coat and the external render but here's some pics of the finished render. The plumber 'thought' they'd be better there and moved it without asking anyone. They also forgot to install the cavity box for it so now they have to move it to the correct place and also install the cavity box as well. Took these pics walking around the house in an anti clockwise direction so they show pretty much the whole house now. You can see where the hot water system is being moved to now as well.
