Browse Forums Building A New House Re: chandler alfresco in the barossa 21Mar 25, 2013 12:34 pm Great news, hachy. Are you on track for an 18 week build? Re: chandler alfresco in the barossa 22Mar 25, 2013 3:10 pm not sure lucinda as we dont have ok to start date yet. going to sign and send paperwork off this week to bank, fingers crossed they approve it. i was reading that if you get flooring then the 18week build time isnt guaranteed. i did notice something wrong on the final master plans so had to ring colour consultant to change it and resend to us. we moved the stove top accross to the right instead of centre but she has left it centred on plan. Re: chandler alfresco in the barossa 23Mar 25, 2013 3:56 pm Ah, yes, anything outside standard affects that, I'd forgotten. Good that you spotted the incorrect position of the cooktop. We sent our master plans back last week so it will be a few more weeks (with Easter I'm sure it will take longer) to get the next reports and advice to go ahead and book selections. I had so many questions on the master plan. Everyone said everything would be determined at selections, but there was one thing I wasn't aware of until the plans arrived that was apparently a major thing. Fortunately, eventually, it was sorted without having to pay the $500 alteration to master plan fee. Phew! I need every cent at the moment as my wish list grows and grows. I've sent off one list of questions this morning. When I get answers to those I'll be sending my wish list to ask for prices. I want to be ready for the selections appointment--don't want to arrive with my mind set on something only to find out it's outside their range. Thank you so much for sharing your experiences--it's incredible the tips available in these forums! but even better to read about others building with the same builder in and around Adelaide. Re: chandler alfresco in the barossa 24Mar 25, 2013 4:48 pm Great news on recieving the final plans...I always get excited when we get a big envelope in the mail with the builders stampt on it!!!! We had to send our master plans back and it took 4 weeks for them to send the amended ones back. They did miss a few big things though. I'm getting more and more nervous about selections... we cant afford the price to increase too much more!! Re: chandler alfresco in the barossa 25Mar 26, 2013 12:43 am hubby came home last night with more good news, someone from hickies rang to say stage 2 council is approved yayyyyyyyyyyyy they did also ask him about finance haha Re: chandler alfresco in the barossa 28Mar 26, 2013 8:58 pm Hi hachy, Can you remember how much extra your chrom square drains wereand the 26L Gas HWS? These are also what we want. We still havent heard back re 1st council approval, but I had to ring up about the engineers report as they had for a while without sending it... Re: chandler alfresco in the barossa 29Mar 27, 2013 1:14 am 26ltr hot water was standard but if you want control panels they cost you, not sure how much as we didnt want them. square chrome drains cost $160 per house. some things are per house and some are per item eg, we have 3 basins so had to pay for 3x lots of elegance basin tapware but something like changing tiles grout colour is a one off flat fee. internal door handles, grout between tiles, drains, windows are all per house. external door handles, bathroom accessories, powerpoints are all per item. Re: chandler alfresco in the barossa 31Apr 04, 2013 8:04 am 3rd stage council approved now waiting on finance approval then we should be able to start building. bit annoyed as to how long everything has taken as we might need to re apply for finance as our pre-approval has run out of time :/ Re: chandler alfresco in the barossa 32Apr 04, 2013 10:00 am Did you go through a mortgage broker for your finance hachy? They can usually just roll it over for you Siteworks 8/11 Slabbed 19/11 Our Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=65703 Re: chandler alfresco in the barossa 33Apr 04, 2013 12:39 pm yep we did elle. we have supplied some more recent pay slips of mine as i am working an extra 4hrs a week(doesnt sound like much but it all adds up) they are hoping we wont have to reapply, waiting to hear back, had them onto it yesterday. Re: chandler alfresco in the barossa 35Apr 09, 2013 10:05 pm Hi hachy, The house 2 blocks from you has its frame up now. Our next door neighbours frame is up and a bunch more prep work for slabs is commencing again.... all going to plan, we might be in the next lot to get going!!! How are you going with the finance issue? Re: chandler alfresco in the barossa 36Apr 10, 2013 5:59 pm oh nice to know zub, yes hopefully we are next. really need to hurry up and get a slap poured before we keep getting wet weather delays. still havent heard back about finance, we had pre approval so i would hope we get formal approval soon. Re: chandler alfresco in the barossa 37Apr 12, 2013 11:36 am argghhhhhhhhhh bit stressed right now. heard back about finance and it is undervalued which means we either can contest it or pay an extra $5800 deposit. we are just paying the deposit as we dont need to wait more time with contesting, we are already behind schedule. there goes the money we were going to use on gardens, antenna, new fridge, blinds, antenna etc etc. luckily we have the money to give them but not much left afterwards. hubby's work have stuffed his contract up and put him ending contract on 28/29 july but the lady who he is doing a relief for is due back may 28/29. just want to have a big cry right now pitty i didnt win the powerball last night haha Re: chandler alfresco in the barossa 38Apr 12, 2013 1:12 pm I'm sorry hachy, thats bad news for the finances..... I am worried about valuation as well...escpeccially as the total price from Hickies will be WAY over what we originally told the bank. Being first time builders sucks! So many unexpected expences and running around.... I have also had to spend my antenna, washing line, landscaping and solar money! I was a little keen in thinking I could get the house and land completely finished straight off the bat!!! We can have houses with no landscaping together!!!!! Have a scream into a pillow and breathe...Things will work out in eventually.....my fingers are crossed for you. Re: chandler alfresco in the barossa 39Apr 12, 2013 1:28 pm we can only have no front landscaping for 6mths, it has to be done by 6mths occupation. need the yards done for the dog and kids too. SIGH i guess things were going too good for us, we were stressed about going to colour selections but since doing them not stressed and now have hit a hurdle, i guess it is all part and package of building a house. and to think earlier this morning i was thinking about another(bigger, more expensive) house we could build down the track hahaha the iverness alfresco by hickinbotham is next on my list hahahahaha Re: chandler alfresco in the barossa 40Apr 12, 2013 1:35 pm Ha ha...I was saying the same to my husband on wednesday...I wanted to buy the block next door to us and build the Inverness too!!!!! I had even decided to sell my current house instead of renting it!!!!! Have you seen the display in Freeling? I love it..... I know about the 6 month front landscaping bit but ive seen heaps take longer...it also doesnt mean you cant put little plants in the dirt to make do.... I decided that as long as the fencing was up, the landscaping out the back could be done as able....the dogs are used to paddocks!!!!
