Browse Forums Building A New House 1 Mar 10, 2013 1:31 pm Hi guys, I am building a new home in Craigieburn. My builders told me that my land has 1.82 fall. Roughly it is 223.45 on back left, 223.52 on back right, 225.25 on front left and 225.25 on front right. They also advised that I should be expecting higher site costs. But my concern is, apart from high site costs, is it safe to build on this much fall? Will there be any issues with the house performance in long term? And also, if I am expecting higher site costs, how much I should be looking at? I am brand new to the market and trying to get the answers on my own before I can negotiate with the builders. Safety really shouldn't be of any concern as the engineers will need to design a slab which the builder will build and the building surveyor will need to inspect & sign off. My house has about 1.6m front front to rear and the site costs are about $50k on top of a standard S class flat block. I've gone to a number of builders and they all charge something similar to this. What impact will it have on site costs (I am assuming smaller the land size, lower the site costs are).. Over the building pad, I'd be looking at a split level design. Have a look at my build thread. I have about 5m fall front to back over 50m. I can't comment on additional site costs as mine is always all fixed price however doing split level will be more expensive. Re: 1.82 Fall on land 5Mar 11, 2013 4:35 pm With that much slope, it may in fact be more economical to work with the slope - split-level - than against it with retaining walls and fill. Depends on how much of the slope is where; my block is 16x32 with a total fall of about 2-2.1m. But only 1.2m is over the building envelope and the estimate for extra site costs is being quoted at about $20,000. They claim that is conservative but in my rough budget, I'm allowing $30,000. Can't get more precise until the developer finishes his earthworks and the actual final slope can be checked rather than the developer's currently intended result. Land settled May '14.
