We are currently looking at building a new home and have been told that the a/c needs to be located 3m from fence. Is this a must rule as our block is narrow and the house just fits. We can't put it at the back of the house because it will cover up the window bay. We r in NSW. Re: Aircond installation 2Mar 10, 2013 9:38 pm It is my understanding that the 3m rule is only applied when your DA is submitted as a "complying development" under your local councils rules. If you can tick the box on all the rules when you submit your DA, it will just sail through council. You can submit a non-complying DA (ie your air cond is closer than 3m) and this will take longer to be approved in council. Most likely, you will probably be asked to adopt some noise abatement remedies (ie maybe an enclosure). They will no doubt have a closer look at things like the unit's dBa noise level, what rooms are located next door next to the proposed location etc and you may be asked by some councils to get a sound engineer involved. I lived in a narrow house in Leichhardt in inner Sydney a few years ago and my block was only 6m wide. We had ducted air put in, but the installer (a specialist air cond contractor not HN or the like) did all the stuff that council wanted and handled the DA. The down side was it took nealy a year to go through council....but that was the norm with that council back then! Less than 3m may be ok but it may also make your warranty invalid. So not only is it council but also what the warranty states for the air con. Ours stated 2 meters from fence (from bonnaire) and the council approved it for 1.2 meters. Re: Aircond installation 6Mar 11, 2013 9:49 am Ok, I just went in and read the state code on this. The nominated distance is 450mm. BUT, there are noise level requirements that must be met. This will vary with each brand/model of compressor, as well as the location (multiple hard surfaces/confined spaces can amplify the audible noise).
