Browse Forums Building A New House 1 Mar 09, 2013 9:33 pm Hi everyone, My builder notify me this footing varation. 29K (above standard footing) + 6K (soil remove) = 35K total above standard. soil class: E-D, P(tree) double storey, 350M2 brick veneer is this price reasonable? thanks Re: Footing Variation -- 35K above standard site work? 2Mar 09, 2013 10:11 pm This site lists some issues for the soil classifications you quoted. This hints at issues that would be leading to increased costs. Quote: It is mandatory that a qualified professional engineer design the footing systems for Class E and Class P soils. Class E sites: Class E sites contain extremely reactive clays, which have reactive depths down to four metres below the natural ground level. Footing requirements for Class E sites invariably result in stiffened raft slab construction with deep edge beams and substantial steel reinforcement cages. Class P sites: These are problem sites, with problem soils due to the following: previous use as a rubbish dump uncontrolled fill loose sand proximity to large trees soft clay landslip potential previous land use mine subsidence swampy areas proximity to sewer mains potential erosion. Sites with inherent low allowable bearing pressures will be unable to support the loads imposed by a house structure via the footings. The building will suffer damage if constructed on low bearing soils. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you. Cheers Simeon 1 10256 yep sounds good make the footing bigger to to allow for the pipe in the middle 3 7331 I've dug some footings to embed a post anchor into. My holes are around 450mm deep which I'll put a 200mm stirrup into. The bottom of these holes seem firm enough. … 0 3328 |
