So I saw that Homebuyers Centre in Victoria had a $3000 deposit offer happening where I come up with the $3000 and they have a Deposit Assist scheme to help me with the rest of the deposit in the form of a personal loan that I pay back over 4 years. I feel like the process has been a bit backwards and I am looking for guidance! These are the contacts I have had so far: Day 1 - Met with homebuyers for information and agreed on a house design - and was told that the price will be coming down as it is being part of a promotion (price unknown). Was also advised to find land. Day 5 - Went and had a look at land. Developer "penciled in our names on a Lot" and said report back to homebuyers for site costings/estimates. If all is well, return in a week to put on the holding deposit. Day 6 - Went to look at display homes to get an idea of "standard inclusions and upgrades" as none of this has been explained. I sent an email to homebuyers and asked if I could have a couple of things added. Day 8 - Homebuyers emailed the floor plan. We made a couple of changes. Day 9-12 - Have been asking Homebuyers for an idea on costs....just being told "looks like it is under $400K with upgrades, land and site costs". Day 12 - I have initiated contact with Resolve Finance to come and speak to us about pre-approval (I keep being told we will be 100% approved based on financial health check done on day 1) as NO ONE IS TELLING ME ANYTHING about loan repayments etc and this will be the deciding factor for me. I am renting and have chosen land that settles in the second half of the year so I have more time to save. I can't get over why finance wasn't discussed first and why the costs aren't being put out in the open. It's worrying. I keep being told "everything is great"... So - Is this sounding right? When do I add in my questions about adding costs for landscaping/fencing? I guess they are treating me like I am supposed to know so i am feeling uncomfortable asking many questions and not getting answers. I found I got told all the information upfront. Just ask the person at Resolve to answer all your questions - maybe you need to send an email with your questions? I lodged my loan with Resolve Finance last night so I will find out about pre-approval next week. When I signed my Preliminary Work Contract on Monday and paid the $1500 to HBC I was advised it was non refundable, just the land holding deposit is... I asked all of my questions to the Resolve Finance person last night and received all my answers which was good. I guess my confusion came from the process being a bit backwards!
