Started this towards the end of last year by buying half of this place: I bought the left hand side. The benefit of this site compared to other splitters in QLD is that whilst we still have the 10m small lot frontage, we are 50.6m long meaning you can still have a pool and decent back yard. We are still restricted by the small lot code however have no DCP and the character restrictions that brings. Also, the guy who bought next door has built a smaller house meaning his top floor isn't extended the full 25m, resulting in the top floor of my place giving me backyard/pool privacy. The site has approximately 5m of fall over the 50m so it was always going to have to be a split level design. benefit being that the entrance will have 3.4m ceilings. The basic site plan will look like this: I wanted a house that was rather boxy and square, however still had detail and different finishes that defined areas and created visual interest. This is pretty hard to do when you are on small lots. It is a combination of Scyon Linea cladding, rendered brick, glass and powder coated aluminium. Below is the elevations with the selected colours: I don't have a copy of the last floorplan at work. It is approx 360sqm and comprises 4 bedrooms, study, media and void upstairs, and living, dining, kitchen, laundry and cellar downstairs. The doors to outside on the lower level have been recessed into the slab so the inside/outside will be all one level and the door tracks won't create a step in the levels. Void and stair balustrades will all be pin fixed glass, & I have put a few internal windows in (so you can look into the wine cellar from the living, void from the master bedroom/media etc): We started construction in mid December with the site works, pool and retaining walls being completed prior to the xmas break. The pool had to be done prior as it would have been a massive hassle to get the machinery in once the house was started. It pretty much sat this way until mid January. Small things like the retaining wall through the middle of the house, waterproofing and backfilling were done but the construction industry pretty much shuts down. Then we had all this rain in QLD. I needed 4 dry days in a row basically for the site to dry out enough for the machinery to be able to get on and do footings. We managed to get this in mid Feb and then couldn't get the slab prep done till early March. In between, I decided on the layout/colours/fittings/fixtures of the kitchen/bathrooms etc. The kitchen will be 2Pac and stone. I've attached some 3d renderings below. The servery extends out to the alfresco area though a bi-fold window, with 5 banks of louvers on the other walls at bench height. Appliance wise I have gone with the Smeg linear range in black with 2 Ovens/Microwave/Coffee machine going in the tower set up, gas hotplates and 2 cylindrical rangehoods mounted out of the roof: Finally, the slab was poured last Monday. I don't have any pics of it yet, but I will swing by on my way past this arvo to take some. The frame was delivered yesterday also which they started standing today. I am thinking I will have the bottom floor framing in place waiting for me to have a look at today. Will update with more pics and details as she goes! I will get some pics on the weekend for you guys to have a look at! Currently up for debate is the style of the stairs. I'm unsure whether to go for a mono-stringer staircase or stay with the timber open treads? Also looking for ideas for the cellar fit out. I'm thinking the same that the mono-stringer is the way to go. The steel versions are about $10k more than what I have included and a timber version would be $1.5K. Can't really help you with the wine cellar as I don't drink wine.....but what you have posted looks cool. I should quantify the fast progress so far - with due to all the wet weather we've been having up here - this should have all started a month or two ago so all the materials etc have been ready to go for awhile. So we are really playing catch-up on the programme rather than being ahead of schedule on this one! I know you guys like pics - so I'll try and get past tonight to take some of the first floor beams. Also changed the doors to the rear alfresco yesterday. It was a standard height slider & because it's been recessed 50mm into the slab so there is no level change/anything to step over from inside to outside, it felt a bit low. End result is a 2600 high commercial door that should look heaps better. I also commissioned a custom entertainment unit yesterday to my own design. It's wall hung, 5200 long so I think it will look great (I may be biased though!!).
