Well done with the build, i am hoping to achieve something similar on a moderate budget though and hence not able to get all the bells and whistles required. But i am sure i can get a few pointers on what to do and not to do. The number 1 thing to do is find a builder that will build that style home as there aren't many. If you are from Melb have a look at Highview's website as they have some smaller single story options such as the Seachange. I have a custom builder that i have previously used and have decided to go with them as they are more within my range. Looking for ideas on how to keep the cost low but still get some of the period features. Below is what im thinking of doing but looking for cheaper alternatives as opposed to getting the builder to include and then make margins off them a) upgrade skirting and architraves to period look as opposed to the plain ones included. b) picture rail c) Wooden windows (casement & hung combination) as opposed to aluminium windows. d) 1 x Arch e) Kitchen cabinetry and handles period style (like your ones a lot). f) Staircase (internal) with a bit more period flavor. The builder is flexible with sourcing some of the stuff like appliances and taps etc but i dont think they will agree to allowing me to source all of the above. And if they agreed, then i have the dilemma of how to do it. Did you source some of your own stuff? If not, how high or low was the price difference on products when you upgraded some of the stuff within your house. We don't have picture rails. The cabinetry handles were Nover T knob in white porcelain/black steel. That's the thing if you want above and beyond what's considered a normal build it comes at a cost. Some builders may be flexible enough to let you supply some of what you have mentioned, but it becomes more complex and especially if things go wrong with the stuff you've organised, then the builder won't want to know about it and fair enough too. I have a budget of $275k for the complete build and it seems likely to be blown to $300k. Did you guys source any items on your own at all? We sourced door furniture (hinges, handles) from suppliers my husband knows, and we got our own data cabling & heating/cooling done. Houzz.com was a good resource, but seeing a home Highview had built in Blackburn is what made us decide (that pic I have for my profile). But you've already chosen your builder, so I hope you've chosen one that can build this style and has done so before, otherwise it could be quite tedious. Nothing, our builder included everything - that's why we chose them! To take the hard work out of it. Only thing I wish we had included was a gas fire heater, but that's not specific to a period home. Only other thing I can suggest is have a look at the builders that do renovations and extension of existing period style homes. Hille's Home Extensions is one that comes to mind. Premier homes also does a classic style build, ie: Hawthorn Attic but I haven't heard good things about Premier. http://www.premierbuilders.com.au/cottage We haven't gone 100% period, we've modernised a lot of things inside. Our style is modern classic. The outside is I suppose a period style. Yea i dont think i will go everything period style as i cant afford it but a modern classic sounds good I am getting a wood fire place (not a traditional one but a modern one that doesnt need a chimney built) and the fireplace will sit within an exposed brick wall. Our builder has not built a lot of period style homes, may be 2 to 3 in a year. But i take comfort in the fact that i know their build quality is great! I am ready to do all the hardwork on what needs to be included / excluded to get that period style effect. I reckon it will give me a greater satisfaction and learning. The no plumbing means the floor guys will have to proceed and the plumber can't come til Thursday now. Extremely disappointing as I didn't want plumber coming and messing up the new floors (he has to fit the kitchen mixer). how annoying!! They don't however do the gas meter, so job still not completed til that's done. More hassling of Origin! Carpeters are there, they've already conceded it'll take an extra day. Not surprised. However that's not great with the plumber coming tomorrow, the Optus guy for the cable & the pest control guy in the afternoon. AHHH. Is there an emoticon for 'head exploding'???
