Browse Forums Building A New House 1 Mar 03, 2013 3:58 pm Hi, I was just wondering if anyone on here has built The Lismore, by Ross North Homes?? And if so, what was your experience and did you make any changes to the plans. We are about to build this home, and unfortunately it was never a display home to be able to walk through and get a real feel for it. Re: The Lismore - by Ross North Homes 2Mar 03, 2013 4:30 pm hi and welcome sorry am not building with your builder but just had a look at the plan and one i would ask is for more storage. it is hard when you do not have a home to walk through but what we did with our home is look at rooms etc that were approx same size to give us an idea Re: The Lismore - by Ross North Homes 3Mar 04, 2013 11:56 am Looking at the plan, if it was my house I would move the sink to under the window and have either a small single bowl sink in the island or none at all. Have it built so you can add a door to the theatre, into the bedroom 'wing', the ensuite and WIR. Storage does seem to be limited. Do you want doors or sliders for the bedroom robes? Yu could also gain a few cm on the linen cupboard by making it laminate rather then brick (the brick wall will be 10cm wide while lamintate is about 1.5 - 2 cm). Will room 4 be a bedroom or study? possible extend the robe in that room? There might be the space to make the ensuite shower into a double, or at least a bit bigger, standard showers can feel a little snug. We have pushed our shower our but stuck with one shower head. It looks like a plan that makes the most of a small space! They have some display houses built on narrower blocks in Baldivis, Ellenbrook and St Leanords. It is hard to imagine sometimes as all the diplays are normally wide frontage on big blocks done to a spec most normal people can't afford! Re: The Lismore - by Ross North Homes 4Mar 04, 2013 12:14 pm Thanks Fmac - Great tip regarding the linen cupboard!!! We have already made a couple of changes : Added doors to Bed 4, WIR, Ensuite Knocked out the wall between the ensuite toilet and vanity, opening up the ensuite so it doesn't feel so small, and switched the shower and toilet around so the toilet is against the window. We are keeping the sink where it is but extended the island out an extra 30cm so that you can actually sit at it with a meal in front of you. We have also extended the garage to the boundary fence and added a roller door as access to the rear yard, and raised the ceiling in the garage an extra 3c. Extra storage is limited, and with a narrow lot and the house already at its maximum it would have to be the only real downfall. Re: The Lismore - by Ross North Homes 5Mar 04, 2013 12:50 pm We have a 10m wide block so understand the difficulties of a narrow lot! By pushing the garage to the boundary you will hopefully have a reasonable amount of storage there! So are you leaving it as an island and making it wider? or making it longer so you have a U shaped kitchen? We also made our island bench wider, went from the 80cm they gave us out to 1m wide with the sink pushed closer to one end. Would have loved to make it even wider but I was worried it would then start to invade our living/dining area. Re: The Lismore - by Ross North Homes 6Mar 04, 2013 1:17 pm I would suggest putting your toilet against the bedroom wall next to the window so your not looking at it when you walk in. pushing you vanity over to the exterior wall and the you have the option to at least extend your vanity bench and add another cupboard there. Overhead cupboards to the laundry, extend the robe in bedroom 4 and bedroom 3 with sliders not doors, and then make the windows there floor to ceiling so you are still getting the same amount of light in if you encroach in the window space with the BIR's If you make the kitchen window a highlight window as your splash back you will also be able to fit overhead cupboards into the kitchen Building again . . with Redink Pre-start 04/12 Keys - 03/13 Finishing off. . .
