Our new-ish Mazda needs a service Re: Who else is building at Oran Park? 6525Mar 31, 2017 3:31 pm Lincoln35_mckinley Debanjan99 Can someone let us know by when does parking at Leppington Station become full? We plan to drive to the station starting mid this week? What is best time to be in to get a parking for sure? We sometimes get there at 8am and can be parking in the second last row. I think most days you'd be lucky to get a space after 815-830. Often people park out on the road near the school. I've seen cars parked illegally all over the car park. Wonder if they are going to build a multi-storey car park soon. Bet they didn't foresee this Re: Who else is building at Oran Park? 6526Mar 31, 2017 3:38 pm reddevil_downunder Lincoln35_mckinley Debanjan99 Can someone let us know by when does parking at Leppington Station become full? Re: Who else is building at Oran Park? 6530Apr 06, 2017 12:41 am My fiance and I want to buy land in Oran Park but just found out they have build times. Were getting married late 2018 and want to plan the build after we get married as planning a wedding and building is way too stressful. The developer has a clause stating if we do not commence construction within 12 months and complete within 24 months they can purchase the land back of us at cost price. Had this happened to anyone and can they really do this? We have all intentions to build but want to secure the land now before land prices keep soaring. Yes that is right, although they won't stress if you're in the middle of building or close to completion. I believe this applies from when the land registers though. When is the land you are looking at expected to register? majestic35.weebly.com Re: Who else is building at Oran Park? 6532Apr 06, 2017 10:45 am Oroton_110 My fiance and I want to buy land in Oran Park but just found out they have build times. I bought my my land in 2014 registered in 2015 then moved in 2016. About 5 blocks still haven't been touched. I'm pretty sure they are builders blocks but y should one rule apply to them and then another for us. Re: Who else is building at Oran Park? 6533Apr 06, 2017 10:54 am When does the land register? As a part of the site prep and scrape they've charged me for 3 loads of fill removal (1 backyard, 1 front yard, 1 driveway) I thought I had seen people on here asking if people wanted fill. Should I pay $800 per load for removal or is there a cheaper way? Any advice would be much appreciated majestic35.weebly.com Re: Who else is building at Oran Park? 6536Apr 12, 2017 9:39 pm Rocchet Hi, I just had my builders landscaping department quote me on some things. Any advice would be much appreciated I don't know how many cubes in 1 load but got this done at my place. 7 cubes removed from front, side and back. $880 for bin hire and $1000 I paid to the excavator guy. No one would want to live in a suburb where half the lots were empty for years and years. If you were building within 2 years of registration I don't think you would have a problem because you would be in construction and clearly building. Also just because they are within their rights to do it doesn't mean they will. Re: Who else is building at Oran Park? 6540Apr 18, 2017 5:42 pm Has anyone had an external landscaper do site prep and fill removal after handover? Any idea of costs? We need to let builder know asap if we want them to do it as they need to do backyard site prep before frames go up next week if we want it due to a lack of access afterwards (hence the early landscaping appointment). They have quoted us $3140 for site scrape and fill removal to front and back yard. Is this reasonable? I really should have put more research into this earlier!! majestic35.weebly.com A survey must’ve completed by a certified surveyor.
