Re: Who else is building at Oran Park? 5442Mar 01, 2016 12:54 pm Ashooty A trick you'd need to know and that your builder will hate but will save you a lot of money. You'll need to make many visit to your site. Every time a tradie turns up ask them to upgrade what you want and pay them cash for it. They will charge you a fraction of the cost because they are already being paid by the builder on their visit. Some external upgrades are done better after handover for example. The Daikin system I was after, the builder wanted to charge $12,000 for it. I found out which Aircon company it was. I called the company and asked them about the same system but paying cash, they quoted me $7,000 fully installed. I saved $5,000. Another example I wanted a waterfall bench for our sandstone kitchen benchtop. The builder quoted me $1,000 extra for each waterfall bench. I found out which company was supplying the benches and asked them to quote me during initial installation. They quoted $500 per waterfall bench. There were 3 so I saved $1,500 and had it done at handover. wow, well done Ashooty - that is some seriously clever and effective project management! Hey I've got your mate Simon coming to give me a driveway quote tomorrow On another note, our builder isn't allowing driveway/landscaping/anything to be done pre-handover, and we want to expedite moving in ASAP (naturally). We are probably 6 weeks approx from PCI. My understanding is that the bit of paper we need to move in is the Final Occupancy Certificate. The builder says that to get this and move in, we may need our driveway and maybe also landscaping(!) complete. Therefore, to to avoid the delays of needing to get landscaping (and whatever else) done before moving in, I am contemplating an Interim Occupancy Certificate. Can anyone shed further light/advise on this situation? Thanks again! At handover best to receive your Interim, and if the builder gives you 6 weeks till handover, I'd book in everything for week 7 or 8 FROM NOW!! For Full Occupancy you'll need a driveway, turf and retaining wall/fence. Regarding turf, I found a company that sell buffalo for $6 per roll and $250 for laying of turf front and backyard. Cheers mate, I will tell him Thanks for the advice, I might go the interim route in that case (builder has quoted us a $366 fee for an interim, nothing for the Final as it's included in their costs). *Do I need to do any admin around that, or just instruct the builder that I'd like them to arrange an interim cert? *Keen to know the name of the turf supplier, and any recommended fencing and landscaping providers! Thanks! Re: Who else is building at Oran Park? 5445Mar 01, 2016 1:57 pm Can someone please refer a good and reasonably priced car mechanic? Cheerio OB! It's a solar system. I have a 5kw 20x250 watt panels installed for $5,500. Top of the range Chinese brand. Thankfully my house is 24 meters long and you can barely see my 20 panels. Thanks so much for all the priceless info and god bless you! Likewise - very grateful mate! I've made notes of your suppliers and will be in touch with them. Quick q - the concreters I've seen have been dismayed at the lack of provision of a pipe for them to connect my strip drain to (photo is here showing an already used pipe tucked around the corner, but with no access provided to it, and not in an ideal position for a drain - http://imgur.com/oCd8t5Z). Just checking if I can reasonably expect our builder to provide this free of charge? Thanks! Believe it or not there were a few plumbing adjustments that were required prior to pouring of concrete, Simon did it free of charge. He was such a gentleman. I think you should ask him when he comes by. LOVING MY FAMILY TO THE MOON & BACK!! Thats superb news.... Where did you find this info from? Cheerio OB! A survey must’ve completed by a certified surveyor. This form part of every DA requirement 3 226073 |
