Why can't you approach a different broker and bank. Mate you need to execute the contract. Otherwise there is no way they give you money are you serious? If you want I can suggest a broker who can help from ANZ? Mate We applied with Westpac First, and then ANZ too. They declined. The guy told me probably Westpac wrote some notes in the credit file, and that was the reason it was declined ! I am not sure how I would handle it now. Re: Who else is building at Oran Park? 5549Apr 07, 2016 4:23 pm Your solicitor can ask the time from developer to extend the settlement date. Re: Who else is building at Oran Park? 5550Apr 07, 2016 4:24 pm No, it can't be. Nobody can write notes on your credit file like that, until unless you were bankerupt earlier? Re: Who else is building at Oran Park? 5552Apr 07, 2016 4:35 pm You need a smart broker. And i think big four is not the end of the world. let me know if you need a smart broker. Cheerio OB! Re: Who else is building at Oran Park? 5554Apr 07, 2016 6:01 pm Ridwan No my wife has a super clean file. But I think other lender look at the file why it was previously declined, and they could not verify the income. I am so freaked right now. Sent you a message. Cheerio OB! Who else is building at Oran Park? 5555Apr 07, 2016 6:23 pm Ridwan Guys I am facing some situation and need you expert advise. We had our "Unconditional Approval" from Westpac and our settlement date was on 29th March 2016. At the time of settlement, they suddenly said they DECLINED the loan due to not meeting the lending criteria ! We went through a broker and she contacted to find out whats wrong, no clear answer whatsoever from anywhere. Later on last week, we got to know Westpac did the income verification, but they called my wife's other workplace branch, where she doesn't work. They actually never called the branch where she works ! We got to know from one of her colleague from the other branch. Now - we raised this issue very seriously with Westpac as they have done a wrong approach towards the income verification and they actually called today again to verify to the right place and all went good as per her boss. Just about an hour they emailed back saying, it was originally declined and the decisions stays declined due to not meeting their lending criteria ! I will definitely take this matter to the next level. But the problem is we have paid $34,000 to Oran Park & $11,000 to the builder already - so intotal spent over $45,000 towards it. Now if there is any chance to get back our hard earned savings ? My wife is pregnant at 32 weeks, and we really can not take this stress anymore and we need to find a way out to it. Please someone help and advise? Regards Ridwan, Sorry to hear about the terrible news. Call Hakan Kara on 0411 595 594. He is an excellent broker. He had our home loan approved. He also had an approval for my cousin who has a default on his name and is building at Oran Park. Speak to Jeff from land sales explain to him the situation. He will be happy to extend settlement. LOVING MY FAMILY TO THE MOON & BACK!! Who else is building at Oran Park? 5556Apr 07, 2016 10:01 pm Sorry to hear about the situation you are in, Ridwan. Once you apply for a loan, they make a credit history check and there will be an entry regardless of the outcome of the application. They can't specifically write anything about your file even its declined. Now then, the first thing is, you'd need to extend your settlement date. Ask your conveyancer about the maximum extension that you could get. Once that is done, try and get hold of a good broker, as fellow members suggested. He/she should be able to assist you with options that are available. There will be a way out of this mess. Even Defaulters get loans, so it shouldn't be too difficult for you. I know it's easy to say, but keep calm and tackle one thing at a time. Stay positive, look after your missus as she needs you the most now. I'm sure all the fellow members would provide you with invaluable information throughout your journey. We'll all include you in our prayers. Good luck. Re: Who else is building at Oran Park? 5559Apr 09, 2016 2:37 pm Hello All, I wanted to find out if people commute on daily basis for work from Oran Park to City? If you do can you please let me know what is the best mode of transport? Car and Train or Bus and Train? How long does it take to reach city may be Town Hall or Wynyard from Oran Park. Re: Who else is building at Oran Park? 5560Apr 09, 2016 4:25 pm Hubby commutes to central, he sometimes goes via leppington and other times by MacArthur. It's a quicker train ride via MacArthur but the whole journey takes him 1.5-2hrs door to doordepending on traffic and train route A survey must’ve completed by a certified surveyor.
