Thanks so much. I will talk to the bank about this. But just to give an example.
I have added provision of $40 per m2 for the tiles but now this may happen that when we actually choose it, we may use only $35 for tiles. So now what about that $5 per m2 money? Would that be refunded to us?
Like the example above i have kept provisions for many things so i was keen to know how this works.

If the cost of tiling isn't included in your contract then you get a quote from whoever is doing it, tag that quote along with your build contract and send to bank.
Same goes for any item that you are doing outside of construction contract.
Bear in mind that some bank will only finance 'fixed items' such as a driveway, pool. I'm with anz & they wouldn't finance curtain/blind/shutters etc as these were deemed "non-fixed" items.
Best to speak with bank or your mortgage broker.
