Browse Forums Building A New House 1 Feb 27, 2013 6:42 pm Hi Everyone, I have recently signed my land contract and house contract, and i thought i would make a thread about how the process is going to go. A bit of a background, as the title suggests, I am a first home owner (to be) and have decided to build. There were a number of reasons why I decided to build, but in the end nothing popped up in the established property market, and I would prefer to have exactly what I want, as I can be a bit thorough with minor details. I have decided to build with Fairmont, after much deliberation. As mentioned i am pretty thorough with the smallest details and found that most display homes are roughly the same, all you really pay for is the plan, then it is up to the quality of the Tradies. I was going to sign with another builder but found the workmanship on the Fairmont displays to be just that bit better. I would love to hear from people in the same boat as me and if they had encountered any problems, so i can prepare myself for the fun to come. A bit about the block, pretty simple, 18m frontage by 30m. So a total of 540m2 for all you mathematicians. It has an extremely slight slope, so that should keep the foundation costs down, but budgeted a little bit more, hoping that i wont need to pay a fortune for any variations. Soil is good, no movement. Here is the plan for the house, I walked into The Grand and Grandview, and was quite impressed, so stuck to my guns and had the design made around the Ashborne. Looks like a great home you are building, nice and spacious. How far along are you now? How have Fairmont been treating you? Re: First Home Builder, Northern Suburbs SA 6Jul 11, 2013 10:05 pm Hi guys, Been a while since I've posted anything as there was nothing to report up until now.. Bit of a story.. Since I have signed up I have to wait umpteen weeks waiting for council approval and Lands title office to get the correct title. I bought a block that was recently subdivided, this meant that the process took a while longer as LTO had to amend the title. This took about 2 weeks more than usual but no biggie it meant that I didn't need to pay a months worth of land as settlement wasn't completed, so saved about a grand or two there which is always handy. The only issue I've had with my plan is that the encumbrances in the development I'm in are wanting houses to be built with a 25degree roof pitch, unfortunately I didn't notice this and neither did fairmont so I had to pay for the plans to be altered and plans resubmitted to council... So take note of any encumbrances as you may find yourself a bit out of pocket getting things like this sorted. It was about 1100 to change for materials and to get plans re drawn. This took 2 weeks, there goes my in b4 Xmas mindset.. I have just finished selections this week and have a builders interview in a fortnight. So slab should be poured 1st week in August. I'll upload some pixies of the selections when I'm in front of my laptop. But to give everyone an idea these are some of the things I've done.. Upgraded from 600mm oven stove and range hood to a 900mm freestanding gas cooker and glass canopy range hood, which I'm stoked about cos I reckon I'm not a bad chef. The cooker was relatively cheap to upgrade only 1100 but the major cost was the canopy that was near 2k to upgrade.. The kitchen was originally going to be the only place being stone, but there was a sale on at the selections place and I have managed to get the ensuite and bathroom changed from laminex to stone for 400 seriously who wouldn't... All taps are flick mixer taps apart from shower, and laundry, bit of an extra cost but finishes off the house. Now to cover some questions, -Jus Fairmonts haven't been too bad at this stage, like I said apart from the encumbrance they haven't been too bad. I did the selections all in one day too, I hear some people have to run around town to get their selections done, In total I only need to go to 3places for the whole selection process, this was direct interiors, supreme kitchens and fairmont themselves in a fortnight. The home theatre is open plan as the original plan called the grand was like this, I pretty well had that to fit to 16m on a 18m frontage. I think it's good as it splits up the house rather than all walls to get to the kitchen, there are doors that will keep the noise out of the bedrooms so when the lil tackers come along they won't be woken by loud noises. -panna Ill try and add some colours and things when i can there a few photos with similar ideas to me... -Fairmont_build Like I said fairmonts aren't too bad just double check the encumbrances if any on your land, selections are good.. Would love to see more . I like your canopy rangehood - we are getting one as well but ours will not have glass. I love cooking too and so the appliances were all upgraded but worth the money when I love spending time in the kitchen! Great price for stone in the bathrooms too at $400! Building at Mallala and noone else on here is building near my new 1 street town haha. I LOVE that glass canopy rangehood. I wanted one but was pointless considering there is overhead cupboards above my stove. Look forward to watching your build progress. Mine will be very close in line with yours. We have our final builder's interview in just under a fortnight. FairmontSAcustom and Fairmont_Build on here are also roughly the same timing in their builds, just a couple of weeks ahead. But considering there was a walk through pantry I don't think at the end of the day it would make a difference. Plus we got money back off for removing the cupboards so it almost paid for itself. The canopy adds character to the kitchen so that's why I put it in . Is that stainless steel behind it? I wanted a canopy, but my builder doesn't allow the splashback or anything to go up behind the canopy. I thought it would look awful because my splashback is going to be black and the wall colour, I thought, wouldn't blend in very well, so at the last moment I decided to go integrated. Hope I'm not too sorry in the future. Just waiting on the paperwork to finish and then the slab goes down. Had my final builders interview last week and selected the paint colours and all that jazz, quite time consuming! was there for over 3 hours. Spent 4 grand alone on LED downlights and power points its rediculous. Colours i know im getting: Woodland Grey - Roof, Gutters PaperBark - Fascias, Downpipes, Garage Door Double Dune - Render colour Austral Almond brick with the upgraded mortar Front door - double paperbark Ceilings are white walls winter sky which is a fairmont colour. So hopefully the garage will be a slight contrast against the brick and the render a contrast to the whole house. Anxious as hell and crapping myself that i have made the right decision. Dont think ill have any finger nails after this!!
