We have a piece of land that is square in shape (approximately 19 widthx 15.25 Depth = 289m2) I have been looking around at different building firms and it was very difficult to find any volume builders who can accommodate to our needs. In the end we settled on going for a custom home. Firstly, we looked at Glenville Homes. They say based on our land size they can build a 240m2 home + 40m2 garage. Approximate price was $390K +$65K site costs (still excluding floor coverings and air con). Is this price excessive or am I foolish to think that i can get a reasonable house for any cheaper? That must be 2 story? Price seems a bit much too I would think. Depends on fittings, inclusions, design etc though. But that price is pushing well into boutique, architect, custom, high spec finishes territory I would think. Re: New Home- First timers-Square Land! 4Feb 27, 2013 5:58 pm Hi Duck2H My parents are also building a two story house on a square block, in their case it is a 13.5x13.4m block (just over 180m2. In their case they have gone with a two story house volume builder that were willing to draw up a custom floor plan for them and were able to squeeze a 219m2 house including garage on the block (55% max footprint coverage). The pricing came to about $340k with no floorings or air-con. That price included the site costs but yes the block was very level and no massive rocks or anything like that (though overhead power-lines had to be temporary wrapped during construction). I'd say the price quoted seems a little high, especially the site costs at $65k! But yes any custom two story house will start at $290k+ and will end up closer to $350k after all the variations. The site costs can vary greatly depending on the condition of the block. Oh and this is in Perth.
