Browse Forums Building A New House 1 Feb 25, 2013 9:24 pm Hey guys, currently in the process of building a new house. the house was at lockup a few weeks ago except for a few tiles (about 8-9) missing from the roof which hte builder ensured would be installed. Friday last week they installed the plaster / dry wall without installing the missing tiles, with the tiles effectively creating a drain directly onto the newly installed plaster board (should it rain). Contacted the builder friday arvo explaining the situation and asking if need to get on the roof to put up some tarps or something, didnt hear back. Went there again tonight after work and the tiles STILL werent installed, and more plastering was done (including grouting etc). As it was due to rain tonight, i tried to call the site manager again but no answer. Emailed the builder explaining my frustration and they advised they will look into it in the morning. Question - how much water does it take to damage dry wall? as its been raining for about 45 minutes now and doesnt really show sign of stopping. There is a big gap of about 150 cm x 60 cm in 1 spot, and other random small holes around the place. The big gap is the one im worried about hte most as its located near the front door and the way its positioned effectively acts as a runoff point for all the rain on that side of the roof. Should i be hitting them up to reinstall the plaster board? going to go there in the morning and take pictures. Re: New Home - Missing roof tiles - plaster water damage? 2Feb 25, 2013 10:21 pm Not able to help with the technical bit but take photos. Personally if my internal plaster got rained on due to a construction defect I'd be calling for it to be replaced. But regardless I'd be documenting the situation in case of a dispute. Written notification to the builder as well. HD Re: New Home - Missing roof tiles - plaster water damage? 3Feb 26, 2013 5:23 am i would also take pics etc especially with roof tiles missing and all this rain. i asked our SS when we were at bricking stage and he said that if any plaster was water damaged during any of our stages he would make sure it was replaced . but we have excellent communication with our SS and he is fantastic. all the best and hope they fix it fast . have you had any damage yet. Re: New Home - Missing roof tiles - plaster water damage? 4Feb 26, 2013 11:33 am Thanks guys. Yeah went there this morning to take pics of it and the damage as it rained quite alot last night + this morning. Sent them to the builder and they are getting the plaster replaced + fixing up the roof. Best outcome that i can hope for i guess, will just make sure i keep everything documented. there was an event. The question is whether the builder had the insurance and whether the event was covered. The workmanship is a separate conversation. 10 23740 DIY, Home Maintenance & Repair The workmanship is lifetime guarantee by "the insurer", not the builder.
