Last time I went there was not any houses started.. slabs, undergrounds etc. Anyway Ill throw it out there just in case... Has anyone had there site costs done yet and if so could you share the cost thanks. Reason I ask is because my site cost on my quote is $20,000... now I was told that this is just a safe figure and it should be less, but better to be safe than sorry with no surprises later. It would be great for me to know what to really expect. Cheers. Ours won't title until march 2014- when is yours expected to title or has it already? Which builder did you end up going with? Re: Trillium in Mickleham - site costs? 6Aug 12, 2013 11:16 am Hi Christiel, our land is supposed to be titled already but we are having problems with the valuation for the land it's coming at almost $20k undervalued, which is stuffing us up with our loan so trying to get all the extra funds organised so we can get a move on and get the house built. We are build with Henley, which surprisingly our next door neighbour is build the same design but our's has a few alterations too it .... Stage 5A?? I didnt know they had that realeased, it's not on their website, which only goes to 3B, are you right in front of the park? How big is your block of land if you dont mind me asking? We went with Commonwealth, I have already obtained formal approval on the land however because ours doesn't title until March next year we will have to go through the process again which is extremely annoying. William at Trillium was saying that Henley has built the most so far in our estate. I'll be just behind the display homes but further down. Our block is 14 X 32. I actually spoke to another lady when we were going for a drive to view our street (which apparently should be built in September) her house is currently being built but she said that she had delay in the land being titled- did you have any problems or delays? (apart from the valuation). I dont suppose you know when the Club will be ready? Are you attending the park opening? Yes Henley has built a few in the Main Street with the same designs, and yes my next door neighbour is also building a Henley Monaco nouveau Q1, lucky mine is a Q1 not a nouveau and with different facades. I think my house will be the 4th or fifth in the main street but i wouldn't change it we fell in love with the house plan. Yeah our stage was suppose to be titled in may but only came thorough in mid June. Our block is 14x36 so that we could build the home we wanted due to building envelope regulations. As for the club we went past on the weekend looks like they are preparing, we were told that maybe by December it should be ready, I give it another month or two later because they said that the park should have been ready by June and they are only now having the official opening of the park on the 1st of September. I've registered to go to the opening with the family so looking forward to that as my kids love peppa pig, will you be attending? Re: Trillium in Mickleham - site costs? 11Aug 27, 2013 9:18 am Oh cool- yeah we loved the Henley and Carlisle Homes they were beautiful but we fell in love with one of the 8 homes because of its huge entrance and the pricing was really good. Theyre partnered with Urban Edge and because they have just started up they use the same builders and same quality as the urban edge homes just cheaper because they're trying to build their reputation up and so far I've heard really good things, I'm sure their will be the odd hiccup as normal. I'm so excited I just really want everything to start lol which brick did you go with if you dont mind me asking? We have our colour appointment on Monday and interior I have all sorted I'm just so confused about the Exterior. I'm also hoping I wont have to go through the headache of changing if houses within 5 houses have the same facade etc lol My partner and I are going to the Park opening too should be good-will be nice to meet other residents, our sales consultant at eight homes actually built in Trillium as well, she is right around the corner from us which is pretty cool. She is right across from the park from memory. It will be great when Craigieburn Rd opens also to link straight to the new complex- that is also supposed to be opening around December I'm sure. I hate to be the bearer of bad news, while not overly pleasant, many have experienced higher costs. While the soils may be similar on the two sites, there no guarantee that the conditions below the ins the same - hence your neighbors site not requiring them. For future builds you may want to shell out a few hundred bucks to determine if a particular site is on eyou want to buy (add subject to soil report clauses in your contracts). It could save you a lot of heartache in the long run. Althoough with your site clasification, id be more concerned if it was under engineerwed than being angry about piering costs. Re: Trillium in Mickleham - site costs? 20Aug 01, 2014 8:14 am I have spoken to them many times, My discrepancy is incorrect fill and compaction on my block which is in fault of them due to unable to fill my land without a decent amount of compaction which i have provided them all the information proving that there own QC is wrong therefor my land is extremely volatile and will most defiantly have an extreme amount of movement I am not sure whether Perth has its own way of doing things in regards to this.
