Only thing is our lot is rated at 40, and we were getting quoted $40000. We were speaking to one builder and they said they had someone that was in the same situation as us. And that they had their lot reassesed and ended up being a bal 29 at the front and bal 19 to rear. Which saved them $30000. I think their lot was 518 not too sure but the front of them is the woodland reserve. We were originally rated at 12.5, then it got changed to 12.5 for 3/4 of the house and BAL 19 for the rear wall. We paid about $4500 in our tender for bushfire requirements, when we went to council, our builder found out that council didn't require us to have them. Now as sarking is not included in the original tender but had to be in the bushfire requirements, we got $2100 refunded. Basically we still had to pay for sarking ($2600), which was fine. So I would definitely get an assessment done by council if you are supposedly rated at 40. $40000 is a massive amount extra if you don't have to. Let us know how you go. Cheers. It was very quiet out there. Not many people on site due to the rain. I decided to go out and see if the winds had toppled our fencing over on the high side- but all good. We reached lock up last week and the kitchen/aarchitraves/skirting was meant to be installed this week - we're doing a trip out tomorrow to meet with Wynstan to do a measure up for our plantation shutters so we'll be able to have a good peek inside and see if anything's happened.
