Browse Forums Building A New House 1 Feb 20, 2013 12:58 pm We have had the following upgrade costs come back from our builder for a 4br 22sq house: Evap Cooling Brivas - 5pts $5227 Flooring - 8mm timber look laminate flooring and cat 1. carpet to bedrooms - $5000 What do you pros think? Good/bad... Let them do it or wait til after build? I was concerned about only 5 points for the evap in a 4br house... Colours - 6/13 Tender & Contract - 7/13 Title - 12/5/14 Scrape - 29/5/14 Frame complete - 20/6/14 Re: Evap cooling and Wood Floors - during build or after? 2Feb 20, 2013 3:09 pm Hey, I cant comment on the pricing - but if you are in WA Id be steering well clear of EVAP....we have it in the place we rent (only 4 yrs old). If you leave it going over night on hot hot nights you wake up to a musty, damp house with damp slippery floors (even with some windows open overnight). It fully sucks once the temp goes over 35.... Re: Evap cooling and Wood Floors - during build or after? 3Feb 20, 2013 4:01 pm I don't know your circumstances, however if the builder does it, then the cost can be included in your mortgage. If you do this afterwards, then you have to keep this in mind and budget from your savings. You can typically save money doing these yourselves after handover. Yes, five ducted points in a 4 bedroom house isn't enough. Re: Evap cooling and Wood Floors - during build or after? 4Feb 20, 2013 8:13 pm Sounds bit high, I would probably do it post handover and save on the builders margin. Brivis is a good system, but for that money you could get a breezair, which is a superior cooler. It uses a drum rather than a fan so is a bit quieter and has a better water management system. As far as pros and cons you will always get people who like or loathe evap. Here in Melbourne when its a dry northerly day around 30ish it works well. Humid and over 35 its next to useless but we dont get many days like that here. Where its worth EVERY cent is on those hot melboune nights. This past week all my workmates have been moaning about not sleeping due to the hot nights, we have been sleeping blissfully under the doona. Set on its lowest fan setting its totally silent putting out a gentle breeze and is sheer heaven. I must confess though we have a split system in our main living space as insurance against the 40 degree days, we havnt had it on once this summer...but it is good to have as a backup. Re: Evap cooling and Wood Floors - during build or after? 5Feb 21, 2013 5:28 pm Yeah, should have mentioned I am in Melbourne, and currently have a Bonnaire in the rental that works great - even on the 35 days it seems to do the trick to circulate the air and cool the house down enough for me... but I like hot weather! I got a revised quote for 8 points and it's now coming in at $6000 so I will do my due diligence before going ahead Colours - 6/13 Tender & Contract - 7/13 Title - 12/5/14 Scrape - 29/5/14 Frame complete - 20/6/14 Re: Evap cooling and Wood Floors - during build or after? 6Feb 22, 2013 9:58 am Homebody99 Hey, I cant comment on the pricing - but if you are in WA Id be steering well clear of EVAP....we have it in the place we rent (only 4 yrs old). Hmm this is the first I've ever heard of this. I'm in Perth with Evap and house is 3yrs old. We have polished porcelain flooring and never had a slippery floor or musty smell. I've had it on all though the 40+ days and even humid days, and it keeps up. We do have 3.5 Rated insulation. And we do get it serviced every year. Evaps are very effective in WA.
