I have noticed quite a few ceiling shadows along the joins in numerous rooms, visable only at night. Especially noticeable in the open larger rooms. I have mentioned it to my supervisor, and he said its normal.......????? Just wondering whats considered ACCEPTABLE....should we persist and ensure its gets fixed and not pay the final payment until the ceilings have a uniform appearance to them. But I will say, lighting has a lot to do with a few things in the home, joins in the paster work is one of the most noticed! I am no expert, but it seems that its not the shadow, but as previous post alleged, it could be the lack of sanding as it is so obvious. I will be very grumpy as it will keep bothering me.... You could persist with your builder that it is not acceptable. Better if you could get some professional advice on this matter. Your builder is most likely correct here. The tolerances are pretty much in the favour of the plasterer. We had the technical manager for gyprock out at our house on a few issues and just said "yeah thats fine" etc to most of the things we pointed out. The rule of thumb is... Natural light (ie during the day) 1 metre away directly in front (or under in this case) If you can clearly see it, it is an issue if not ...bow bow! You will find in area's with downlights it is harder to spot bot if you have a standard batten light without a shade then you tend to see the lines a lot worse.. I bumped into an inspector , while he was doing his "final inspection on my home" I spoke to him regarding the ceiling shadows. He mentioned that the batten lights spread light across the whole ceiling which will show all defects. This is not "fair so to speak". According to the regulations, ceilings should only be inspected under natural light, and to stand 1m away. Installing either down lights or pendant lights the ceiling shadows will hardly be noticeable. In my opinion, ceilings should be properly sanded, sealed and painted by roller. Like they used to in the old days.......Now its all about profit, and how quickly homes can be built....production line, hence the term "Volume builders" Once I get handover, i will repaint my ceilings, in the open areas....its amasing you pay big money for a home and you would assume you get a quality home.... You assumed! It is a bit sad though...where have all the good builders gone? The tradesmen who took pride in what they did? Unless the room is for storage then it's non compliant BCA V2 2019 S3 P3.8 You have 2 options 1. The builder deconstructs the section and rebuilds as per plan /… 7 10683 How do you remove one of these ceiling air con vents? And is it possible to disconnect the duct joined to the vent from inside the house, without going into the roof cavity? 0 5933 There is water getting into the ceiling, I expected to find some holes in the corrugated roof but there weren't any so I suspect that the roof drip edge is letting water… 0 2452 |
