Just thought I would make my own thread We have just signed for our land in Riva Estate Piara Waters and paid our $1000 deposit (beating out another couple for it :S) and have paid our $2000 deposit to Ross North after having our first meeting with them on Friday Just waiting on our loan approval, although it all should be fine This is our first ever home and first build. We have no idea what we should be doing! haha Any tips or advice? How long after you sign with a builder do you have pre start? they showed us the room, so exciting! Also, apparently the shire of Armadale is EXTREMELY slow for council approval or something? The guy at RN estimated 2 months... any else find this to be true? Congratulations on the commencement of your new home! Interestingly I also was very keen on the Boni floor plan from Ross North! Unfortunately it was just too large to fit on the block I had selected and I really liked the block! I found with my builder it was around 2 months from the deposit paid till pre start, my broker though from his experience says that it's usually around 5-6 weeks. Not sure about Armadale council but Cockburn council took about 5 weeks for me. You should receive a big selection binder in about a week after placing your deposit with the builder which will have all your choices of bricks, roof, taps, paint colour, bench-tops etc. so that'll keep you busy until the pre-start meeting Also be sure to mark up all the major changes (like removing/moving walls or adding doors) you want to do beforehand, and then bring them with you to the pre-start meeting. Or better yet email the changes you want to your sales rep asap so they can draft the changes in and then discuss them with you at pre-start. Doing these major changes after pre-start "could" cost more or may delay construction. Good Luck!
