I need all of your help to find a good reliable builders who do quality work and on time. For now on I have few questions in my head. a) How the approval process works (both rouse hill authority + council) and how long it takes? b) What is the type of slab requirements around that area? c) How the utilities services will be connected? d) Any builders that you can recommend (project/small)? I am building for the first time, no idea about any process. So will ask silly questions. Please reply. Now comes the fun part, finding a builder. There are so many builders out there, it might best to look through the display homes first, pick a few favourites and then ask specifically for feedback on those builders. Plus once you have a few builders in mind, do a search for them in this forum and you will probably find a few threads you can read about those specific builders. There are also quite a few custom builds on here too should you decide to go that way. The main thing is finding a floor plan that you like and suits your needs. Also do a search on here for Rouse Hill, then you might get some feedback on that suburb. If your land is in a new housing estate where there are project builders building, then when you visit the display homes they might be able to assist with your council queries. Members who have already built through ZEN could you please explain who do they design the Façade as they as do custom builds? I've paid tender for both allcastle homes and rawson homes, still waiting for the tender presentation. I definitely don't recommend allcastle homes. I am really surprised!!!! I have been told that as my stamp duty for land has been exempted I have to at least lay down the slab within 06 months. Waiting to see what comes in your Tender. They are currently offering two fixed price with two different inclusions. (a) Fixed Price with LUX inclusion (b) Fixed Price with Real value Inclusion And there is a price difference between these two. Which one is worth to take? The requirements should be printed in the LOT DISCLOSURE PLAN. I've chosen Benham 33, which has already included alfresco in the design. I was given a living sensations offer, which the sales representative promised to offer me half price of the original $2599 for total included $36,600. There's also a suppliers bonus offer which they told me it was free in Jan but now I have to pay for it because I didn't pay for the tender in Jan. Some are more efficient than others and will handle the paperwork with the developer and council more effectively. Provided your builder is careful to make sure the plans fit within the constraints defined by the lot disclosure and the developer rules, it should go smoothly. When talking to builder sales consultants, make sure you ask them how long it will take for a build at The New Rouse Hill and with Hills Council. A key factor for slab cost is the geotechnical classification. Apparently this *should* be on the lot disclosure, although it wasn't on mine. My block in the adjacent Melaleuca precinct is class H. Others in the same part of the precinct are either class M or Class H. Most builders assume class M slab. A class H will cost more due to the effect the soil type has on the requirements for the slab. Slabs on some blocks will also require drop-edged beams. This and other structural elements may be needed in the slab. Ask the developer (Lend Lease) to advise soil class if you don't have it. You may also find it recorded with other records for your block in the Hills Council DA tracking website ( just enter lot number, street name and suburb into the relevant search fields). Most builders include the physical cost of connection of services in their build price ( water, sewer, electricity and telstra velocity in our case ). Check that this is included. Take the time to talk to wander the displays and talk to sales consultants of the various project home builders and small builders you are considering. It is an important part in understanding the build process and ultimately determining who you want to build with. Arm yourself with plenty of questions. Some will be friendly, you will get lots of jargon, you will get confused, some will be pushy and some will be rude. If they don't want to take time to carefully answer your initial questions, then how helpful will they be when it comes to your build. For one builder I got a relatively detailed and itemised estimate at no cost, although I was quite specific. e.g. Assume H class slab, piers 2m deep, etc. Two builders gave me relatively detailed price proposals at no cost. These had more detail. Another builder waived the tender proposal fee because they were keen to try and get my business. Project-home builders should be geared up to give you a reasonable stab at an indicative price for putting a house on your land (naturally with the requisite assumptions, disclaimers and caveats). Some are just more organised than others. That's true ... we just wanted things which simply aren't in the salespeople's list of prices, it seems not enough people want such things so they simply don't have prices (that mostly being double-glazing, but nobody had a plan we could go-with out-of-the-box either). Re: Builder Search – The Endless Journey 20May 14, 2013 9:40 pm Hi all - building at the New Rouse Hill at present If you submitted an exemption for NSW stamp duty when you signed the contract for your land then my understanding is that you need to commence construction within 26 weeks - it is a lot of money so check it out. The New Rouse Hill requirements mean you have to include 2.7m ceilings, eaves all round, solar hw or solar panels, Telstra Smart Home and a couple of other things - maybe $15k all up but they are good things anyway. My slab is H class. If the house complies with developer guidelines and complying development guidelines approval can be 6 weeks or so - if you are into the normal council approval process allow a few months all in. Speak to the developer provided service to check your design and make it easy - it's free.
