Browse Forums Building A New House 1 Sep 10, 2014 9:22 pm Hi My partner and I are building a new house with a modern facade. We have opted for rendering the front only due to cost and going with facebrick for the rest? I'd be interested in any experience or thoughts on this. Cheers Re: Render front of new house only. 3Sep 10, 2014 9:55 pm Yep I think the same unfortunately. It is expensive to do the whole house but the look is obviously there. If I were partially rendering I would probably select cement render as you can paint over. I would think colour matching may be difficult with acrylic render. Just my thought and I am sure the experts can chime in. Re: Render front of new house only. 4Sep 10, 2014 10:20 pm It's pretty standard here in Perth, the front and about 50cm down each side is rendered, the rest is left in face brick. There is a higher % of builds done this way than 100% rendered. Re: Render front of new house only. 5Sep 11, 2014 12:53 am Echoing the sentiments of others on here. Very common practice in Perth, but I believe it looks unfinished. That's just a personal opinion though. If you like the rendered look, bite the bullet and do the whole lot. You won't regret it! I love mine. Hot tip, if you want to stretch your dollar further, consider rendering after handover. That is if you are using a project builder. The mark up is outrageous. Another option is a feature render of say the portico only. This is fairly standard and looks good. It looks intentional, rather than "we only had enough funds to do the wall up until this point". Again, just my two cents, everyone is different. Good luck deciding! I've seen plenty of rendered houses that just look terrible due to colour choices, and which would have looked better just in brick; and given the maintenance issues & the fact we intend to live in our place for decades, we decided bricks were the way to go. The biggest thing you need to get right with render, I think, is to use more than one colour. So even if the front of the house isn't particularly interesting, you can take away the blandness a little. But in my opinion, if you're rendering part of a house for cost reasons & you could've used a mix of (say) 3 brick colours instead - I dunno, I think the bricks can look better. I've got not taste, I admit it, but render seems very 90's to me. Re: Render front of new house only. 8Sep 11, 2014 7:31 am We'd thought about this - re budget. But felt it was worth having the house completely done. Just for the look if nothing else. But - some estates want full render - others seem to leave it to the owners. Re: Render front of new house only. 9Sep 11, 2014 8:37 pm A large % of houses in SA would be the frontage only plus a short 300-500mm return. Also seems that many are going render only to the frontage and a portico in brick as a feature. It used to be the other way around, brick face and rendered portico. I would certainly drop render off the wishlist before higher ceilings, internal wall insulation, or anything else that you cant change or is expensive to change later. If you still think it doesn't look good, add it after handover. Re: Render front of new house only. 10Sep 11, 2014 9:18 pm Thanks guys, some hood points, I think I'll get a price for the render for after the build and see where that takes me. Cheers Hi Alex, Thanks for the reply again. I had a chat with the builder, he said he will use primer, then hydrotec which comes with colour and sealer as well.
