Browse Forums Building A New House 1 Feb 17, 2013 11:02 pm Hi All, we are building at Seaford Meadows. We are building a cross between the Toulon and Lincoln with Fairmont Homes. It will be the same shape as the Lincoln, but with smaller rooms. Can't wait for the opening of the new displays at Seaford Meadows as one is the Lincoln. We signed the contract and paid the deposit in late January. Now waiting on the footings variation

Having rented forever, thought it would be great picking our own colour schemes, but so much pressure to get it just right! Not sure what to do for a driveway, any suggestions? I have selected Soft White Ash for the cupboard doors which is a white with a very fine woodgrain pattern. I want to stick with fairly light and neutral colours as well as keeping a "beach house" type theme throughout. Any suggestions on benchops? I have been looking at Sand Pebble, Iluka Sand or any other sand type effect. I am also trying to decide what to do for a driveway, whether to go for pavers, concrete or coloured conrete - I love patterned concrete but I'm thinking the cost would be much more.....What is everyone else doing? I have been following your build, RagnarsWife, as well as Sammymac. Great to be able to see a few steps ahead! Both of your houses look like they will be beautiful. So excited, it feels like ours now I know it's only a small thing, but I just cannot wait until there is some slab and frame action! I'd expected a few thousand more based on others stories. We had retaining walls engineered as part of our overall engineering so was given to us with footings. That calculation has been used by all retaining wall contractors so far and has been submitted to council. If we didn't have this we would need to pay the retaining wall people to get their engineers to do it so it has come in useful. Our neighbours have benefited from it too for our shared walls as they needed our calcs. We had a budget, have gone over it and are slowly finding more things we need to pay for even after signing such as data points and phone connections, more soil removal etc They say you should still have a good reserve put aside when you build. All of ours went to the deposit. Our build is hold for retaining now and I actually hope it gives us a little more time as we can get more cash together. It is stressful. The will be more costs. I kind of wish I had bought established now. The thing that kills me is all the things I want to change as I get to learn more about this building game. We are with Fairmont and were given a $14000 allowance for footings and site works which is apparently the norm. Our came in under at just $11800 but our block is fairly flat. How much was your allowance and how much did it cost? Our house is only 139 metres square so they must be some amazing footings! Hopefully this is just a bump in our building road, just very stressful, and on a block we were told wouldn't need a lot of retaining they are now doing a very large cut, and will therefore require a lot of retaining, more $$$. And due to an easement, the retaining wall will be 1m from back of house, so stuffs up our backyard plans too. Had thought the retaining wall would go under the rear fence, but not according to the engineers. Anyway, the consultant is looking into it, and possibly going to cut less at rear, fill more at front and drop the garage as in a split level. You don't have to accept the footings but they kind of catch you in the fact that you walk away and lose the deposit which is almost the difference in footings anyway. We were all signed up then the reality of retaining and our 3m easement hit home. We needed another loan for the $23,000 worth of retaining that our agent played down. If I built again I'd be a bit wiser on the choice of the block. Our backyard plans have changed too but we'll make it work. I'm sure you'll find a way to create a great space. I personally don't love alfresco areas as depending on where they are on the house they can be a bit dark or closed in with such a solid roof. Maybe get your money back for it and try a pergola later on. Try to think positive. I know it's hard and stressful but you will have a beautiful new home soon and improvements can always be made slowly when you move in. Choose the things you really really need and will be too hard to change later to upgrade and keep the easier things standard. You'll make it work and it will all come together. The footings and retaining have been our biggest hiccups so far. I think they are for many people.
