Browse Forums Building A New House 1 Feb 17, 2013 12:14 pm Hey. Our house has just had frame finished. I thought the ceiling looked really low and I could almost touch the ceiling! I wish we had thought of this earlier and got a higher ceiling But anyway, it felt much lower than our apartment, where I can't even reach the lights. The height according to plans is 2440. I measured the height of the ceiling in our apartment, and it is pretty much exactly this from tiles to ceiling. However, measuring our new house, it come in lower than this. And this is BEFORE any internal ceiling or tiles have been put in. I will talk to the builder and ask him (not that they will be able to do anything), but how is this officially measured? Just so I know how much they got it wrong and how we should proceed. I measured it now from the slab to the frame. Is this the official height which should equal to 2440 or should this be the height from tiles to inner ceiling? Because I assumed it was the latter (especially since our apartment equals almost exactly this measure), but maybe I'm wrong. Also, how much should I expect the tiles and ceiling to reduce the height by? The tiles shouldn't be much I'd assume, but not sure about ceiling? Any help is much appreciated. PS: if you are starting a build, upgrade your ceiling height! It was the last thing on my mind and a waste of money I thought. The whole house might not be needed, but definitely the living room area needs to he higher. Even if you don't think it's worth thousands of dollars, do it for resale value. I'm really worried about how this is going to turn out now. Hopefully it will feel less cramped when finished, but if not (and maybe even feels MORE cramped when adding tiles/ceiling etc) we will have eliminated a huge chunk of potential buyers should we ever decide to sell. You will lose about 30mm with plaster/battens (if they use them), and floor tiles. So a pretty minimal amount. So your ceiling height should be approx 2430. If it is not this amount give or take a few mm I would be contacting your site supervisor to find out the reason as to why. Maybe it is not as far off as I thought if that is the case. I will measure carefully next time I visit the site and check the exact height. I also thought the ceiling would add more than 5mm (I thought a centimetre or two), but maybe not. EDIT: Actually, I just re-read your post. You said 2430.. but you said 30mm for floor and ceiling (not 10 as I interpreted it). So my total height would be about 2410 then, yeah? EDIT2: At which point do I have ground for complains? We estimated about 6-8cm when we tried to measure it quickly, but hopefully we got it wrong. It won't be as low as I thought as I added a few cm to accommodate for floor/ceiling (which apparently does not count). If it is 5cm too low, what compensation can I request? What if it is only something like 3cm? Might not sound like much, but we definitely felt a difference right away from our current apartment, which might then have been built a few cm higher than standard for some reason. Ideally we'd like to get it raised, but obviously won't happen for something this seemingly minor as they would have to re-do the whole frame I'd assume. Re: Ceiling height LOWER than expected? If your worried I would bring it up with your ss or building inspector and have them take you through it if you feel it is wrong, better to ask now then always wonder. I agree with you that a higher ceiling is worth the money as it can't be changed down the track. I wonder how many of us think to check if we do have the correct ceiling heights? It still looks cramped, but hopefully it will look better once it is done. I obviously measured it wrong when I did a quick measure earlier. So ignore me, I'm going crazy.
