Browse Forums Building A New House 1 Feb 16, 2013 7:54 pm Building our first house and we are doing final alterations to structual tomorrow. Undecided on living/dining area window configuration. Original has 2x2510 windows. My idea shows 2x1210 and 1x1710. Giving two walls between the three windows of approx 2000mm length, so as to leave the option of where we have the family area closer to alfresco or closer to garage. Any draw backs of my idea as a potential buyer buying my house in say 5 or 10 years. Re: Quick advice needed on window configuration of living ar 4Feb 16, 2013 11:28 pm My problem with the smaller windows is that I would want to put furniture against the end wall that's shared with the garage - bookshelves at the least - and having the window too close to the corner makes that harder. It also makes window coverings more complicated. So keep windows at least 400mm from the internal corner (in my opinion). Also related to that is using the wall space between windows. Think about people putting things like a buffet/sideboard there; will it fit? Where else could you put it? Design the windows around maximising furniture placement flexibility and light/solar optimisation; you don't say which direction that wall faces and that would affect my choice. If it is facing west particularly, then shrink the windows! If it is north, think about how you will shelter them in summer and not in winter (eaves, pergola, etc.). Have fun. Land settled May '14. THe living side will be facing north and the alfresco will be facing west. So the whole floor plan there needs to be flipped.
