Re: Our building experience with 101 Residential 42Mar 30, 2013 10:00 pm It's been a while since I updated so I thought Id pop in to tell you that not a lot is happening! The slab has been left to cure (?? I think thats the right word for it?) and in the meantime they have added pipes to the slab (assuming these are for power run in etc). http://i1277.photobucket.com/albums/y498/bridget_m84/image_zps9fe25897.jpg Hoping that brick work will start soon, and we have our site meeting with SS booked for the 18th. Wondering if this is where I would bring my independent inspector along? Mental note - get onto organising that! They have also dug a trench down the side of the existing driveway so while it is uncovered we are going to add some conduit (sp?) to it so that we have power to the front of the block in the future for gate etc (great suggestion by a friend of ours who visited the site one night after footy training). I noticed that in digging the trench there has also been some damage to the existing driveway - hoping that this will be covered and repaired by 101? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Not the best photo but can you see the jagged bits on the side? Looks like it has been knocked with the excavator? Also not sure if you noticed but in the top picture the entire floor space of Bed 2 is covered with the stuff they have dug up from the trench. Hope this doesnt affect the polishing we are doing? http://i1277.photobucket.com/albums/y498/bridget_m84/image_zpsad8c5a37.jpg Pretty much all the way past that random brick is still our slab underneath! Re the fence issue we will definetly be speaking with the neighbours about getting this replaced - must get onto that soon! Any reccomendations of fencing (colourbond) companies or independent building inspectors would be greatly apprecoated! Come at me! Excited to have it all start happening! A friend of mine got her keys to her new build on Thursday, makes we wish ours would just hurry up and be done!! Hope to be back soon with some brick work pictures to share Re: Our building experience with 101 Residential 43Mar 30, 2013 10:14 pm All Ive learnt about fencing recently is that colourbond costs about $70p/m (1800 high) installed.... Hope your slab is ok for the polishing - Id be up there with a broom! Building with 101 Residential in Falcon. Re: Our building experience with 101 Residential 44Apr 11, 2013 1:28 pm So I'm here to update that there is no update! Patience is definitely not a strong virtue of mine especially when we were told that brick work would start 2 weeks ago, then last week which was revised to this week and now still no action I'm interested to know how long it was between slab down to brickwork for other people? Also emailed our CL nearly 2 weeks with heaps of queries and the only reply so far is that they are understaffed and she'll get back to me soon. Wishing I ha more positive news to share! Really thought once the slab was down it'd be all go!! We have found a great screen for dividing the front and backyard Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Since the backyard isn't very big i think having a screen instead of a solid wall will make it feel more spacious? Re: Our building experience with 101 Residential 45Apr 11, 2013 1:58 pm Love that screen! Do they do gates in same style? If you don't mind me asking where did you find it? I need gates for my front porch/double entry... Building with 101 Residential in Falcon. Re: Our building experience with 101 Residential 47Apr 11, 2013 2:28 pm There are quite a few designs to choose from, and yep I'm pretty sure they do gates too. I saw them featured on the block the website is http://www.lump.com.au/screens/6/ink-blot/47564/ seems reasonably priced but I don't know how much freight would be? Re: Our building experience with 101 Residential 48Apr 11, 2013 2:48 pm Sounds like your CL and our CL went to the same training school!! Our slab went down two weeks ago yesterday, only got bricks Tuesday hoping they might start next week but that's only a guess since our CL doesn't really like to provide much information and her last email didn't actually make that much sense! Hope it starts soon! I know others who got slabs recently waited about 3 weeks for bricks to start... Re: Our building experience with 101 Residential 49Apr 11, 2013 2:50 pm Also their is a place called design edge in Osborne park which I think does similar stuff. I have bookmarked them to look into them later for a metal faceplate for our letterbox. Not sure if they do stuff that big and I haven't used them personally. Re: Our building experience with 101 Residential 50Apr 11, 2013 3:48 pm Great thanks for that fmac! Osborne park sure is closer than Melbourne! At least your bricks are in site... :/ Re: Our building experience with 101 Residential 52Apr 11, 2013 5:00 pm bridget_m So I'm here to update that there is no update! Patience is definitely not a strong virtue of mine especially when we were told that brick work would start 2 weeks ago, then last week which was revised to this week and now still no action I'm interested to know how long it was between slab down to brickwork for other people? Hi bridget_m, I believe your supervisor explained the reason for the delays, but let me know if he hasn't and I'll have a chat with him to make sure he keeps you informed in future. Because you've got a battleaxe block, he decided to take advantage of the open trench down the driveway, and get the gas run in now, rather than digging up the driveway again further into the project. As Alinta require 10 days to approve the work, it did put the brickwork (including delivery of bricks and cleaning of slab) behind, as the necessary equipment couldn't get to the slab. While it's a delay now, your supervisor felt it was overall more efficient to do it now, as it avoids re-opening the trench (again, preventing equipment access) later in the job. bridget_m Also emailed our CL nearly 2 weeks with heaps of queries and the only reply so far is that they are understaffed and she'll get back to me soon. Wishing I ha more positive news to share! Yes, our apologies. We have a 2 person CL team, and 1 of the 2 was on leave when you sent the questions through, so your CL was carrying the full load. There were a number of queries that needed some time spent on them, and she's been working on them as time permitted. It's not an acceptable response time, not by a long way, but thought you deserved an explanation. I checked when your CL thought she'd have the answers through to you, and she said she had all except the last one already done. She said that she's confident that she'd have them through to you today. Probably also worth noting that we've added a 3rd person to the CL team as redundancy, to limit our exposure in future. She's been training this week, and we expect her to be taking on jobs from next week. Chris Re: Our building experience with 101 Residential 53Apr 11, 2013 7:49 pm Makes sense to dig the trench only once. My concern is though surely it would have to be a formality when dealing with rear battle-axe blocks that the gas should always be laid at the same time. I guess it's lucky the SS remembered to get the gas pipes laid. Yet realistically you would of hoped before the trench began to get dug he would of organised it then to minimise the wait. By the sounds of things I would not be surprised if your SS is the same one as the other customers that had a problem acknowledging the tile defects. PM his name I am curious to know lol. Re: Our building experience with 101 Residential 54Apr 11, 2013 9:30 pm bridget-m screens and allsorts here...looks great, but i know these sort of things are very pricey...we saw some in a DAH display in Baldivis only small and they were and arm and a leg...cant remember exactly but i nearly fell over when he told me, considering how many are there... http://depc.com.au/home/ fmac i am getting my letterbox from www.theletterboxshop.com.au found the prices quite reasonable...I found heaps online in perth, but only one emailed back and that was after i had already decided to place my order with the LBS... Thanks also for your reply Chris. Yes I believe the SS did call my husband and discuss the reasons for the delay with him. And I have received an email back from the CL late this arvo. I am grateful that the SS is looking to save time in the future, however I would have though that this sort of thing would have been sorted out during the planning stage (which thanks to Stirling council there has been a lot of!)? The block has always been battleaxe. Once again simple communication would have avoided all of this. It saddens me that my build, and this build thread is turning into a whinge fest. What I really want it to be is a celebration of our building experience. And a sharing of ideas and resources. I also feel uncomfortable that it would appear that the squeaky wheel gets the most oil. We have contacted the Cl a few times since sending the email only to be told that the answers were coming... after posting on here we hear back from both the SS and CL. I feel we (and all home builders) should get the service we are paying for without having to complain. It is actually quite stressful complaining and of course we want to have a positive working relationship with everyone at 101 so that this can be a positive experience for all concerned. Chris I appreciate you taking the time to monitor this build thread and reply to my post. And I hope that the new CL does help speed things in the office up. Re: Our building experience with 101 Residential 56Apr 12, 2013 12:40 am bridget_m ...after posting on here we hear back from both the SS and CL. I know it looks like that, and it's partly correct. When I spoke to your CL, all except the last question had been completed. I can't say whether she would have replied to you today if I hadn't checked with her, so it's possible your post got you an earlier answer. Your SS however, had already spoken to your husband before I spoke to him, and before he was aware you'd posted anything. His contact was completely unrelated to your post. He also led me to believe that he explained the delay to you/your husband 2 weeks ago (that's the contact I wanted to confirm, because it was the right time to let you know, not today). As I offered previously, I'm always available for any help that you, or any 101 client, needs. There's no need to wait until you're frustrated. Your CL really has been busy, but I've had the capacity to help. A quick, call or email asking me to check something for you, and I'll be onto it. I addressed the "squeaky wheel" issue in the last email I sent you (I hope you received it, I didn't get a reply). I don't care whether a client contacts me through email, phone, walks into the office, or posts here, they get my help. Your medium of choice is these forums, but that's not why you get my attention. There are plenty of clients that get to me through the other mediums above (or various other methods), and they get my attention just as quickly, if not quicker. Chris Re: Our building experience with 101 Residential 57Apr 12, 2013 8:39 am I would of liked Chris to just come out and acknowledged that your block has always been battle-axed. Than disregard what you written and pick holes in you else where, where he can. It has to be a deliberate stalling tactic, 101 wouldn't have brickies just sitting at their home doing nothing and say to the brickies sorry guys no work for you at the moment have to wait for these pipes to be installed. They would of moved on to another house or still finishing up on their current job. Now you will just have to wait until the next team finishes their current house they're on. I think it's great that your medium is the forums made things really easy for me, we were considering using 101 to build on the current block we're living on and demolish the existing house, that's why I have been so harsh yet fair on these 101 related forums, I guess I am kind of disappointed as they are no longer viable in this stronger building market and we most likely sell this house now instead can't afford to have long delays. Re: Our building experience with 101 Residential 58Apr 24, 2013 12:10 pm We met with 101 on Friday to go over our build and see where we are at. It was a good opportunity to go over everything, and I look forward to seeing what will come of this. I'll give them a chance to set things in motion and then update you all I've been doing a fair bit of blog stalking and it has suddenly occured to me that I never got onto organising smart wiring as I had intended! Hoping it's not too late to get onto this! I've started a new thread about this here viewtopic.php?f=31&t=64374 hoping someone out there can set me straight!
