Browse Forums Building A New House Re: 101 Residential ~ waiting for brickwork to begin... 61Apr 27, 2013 12:07 am Bridget my goodness, that would be very frustrating waiting from the 12th March until the 25th April to see brickwork start. That's 44 days, 6 and a bit weeks! I hope you're not going to get delays like that regularly or you'll be lucky to get in before Christmas! We are now waiting to be on the "next list" of construction dates for our earth works to start. Does understaffed relate to office personnel only or to tradesmen as well, I wonder. I hope not. Yes we don't want to whinge but everyday day that passes is more interest payments on our bloated mortgage on two properties. We hear the usual words "soon" "shortly" "early next week" and the vagueness in those words increases the tension. A smart business model, would be to recognise that there is a building skill shortage in perth, just poach every good tradie/admin person, pay that little extra. The companies build times will decrease everyone else's will increase, and a higher turn over rate, wouldn't get post like this on the forum anymore, while everyone else would be complaining about their delays with their respective builder. whichever company takes advantage of this market and uses it too their advantage would reap the most reward. Companies have got to realise that lots of peoples are trying to escape the rent crises and time delay is a very important issue and also costly. I can only see house build times increasing over the next year as well, so whichever company can eliminate the wait will succeed the most. We had a similar wait between slab and bricks (7.5 weeks then the brickies disappeared for a week after the 1st day!) but once the brickies were on site full time it has all progressed fairly quickly. We actually have had quite a few delays - some related to 101, some site conditions and some external factors (eg council!). All I can say is when we finally get in I'm not leaving! May become a hermit for a few weeks and just enjoy having our own space (been living with inlaws since we sold our house in August!). I think when your living it the delays and timeframe tend to blend into 1 big fog! So I've gone over our emails etc to give a timeline. Ill add to this as we move through the stages too so people out there can get an idea of the times- obviously all builds are different and my timeline won't be the same as others, but it'll be 1 persons experience. Sept 4 2012 ~ file in system (I think this means we had signed the contract working drawing began!) October 16 2012 ~ planning submitted to council (Stirling - nightmare!!) October 25 2012~ interior design consult (great offer from 101 - take this offer if you can!) October 26 2012 ~ prestart January 21 2013 ~ council approval March 5 2013 ~ site works March 12 2013 ~ footings March 14 2013 ~ slab April 25 2013 ~ brickwork started xxkatxx you're right about the slab having extra time to cure! This is particularly good given that we are polishing it. Probably still would have rather brickwork started sooner though! Off to get some quotes for blinds and carpet for the upstairs today. I'm finding it really hard to compare prices between companies as all of the products are slightly different. As the saying goes its not like comparing apples with apples. But there is still people working in perth to be poached. the company that does the most poaching could send other companies packing and grow stronger while eliminating the competition, I know a lot of people like working away for quick cash, and there is still some that hate fifo that want to stay local also. Re: 101 Residential ~ we have bricks! 71Apr 29, 2013 12:28 pm If this was my building company & I had poured big bucks into a very successful marketing campaign that saw my workload & sales increase to a point where other outside parties were potentially letting my brand down (ie, Redink/101 have not a lot of control over availability of outside contractors etc) - Id consider pouring some of my time/money into an apprentice programme that would see an injection of qualified contractors coming through - Im sure its not just brickies but using them as an example - theres plenty of people out there with the brains & the gumption that just need training who would be happy to work if they were given a shot. Its a long term solution - not a short term one - so I reckon all Redink/101 can do now is manage expectation, under promise/over deliver - Id say ALL builders are feeling it but its how its handled thats the main thing. And at the end of the day if you have 2 reps telling you 2 diff stories (ie, you go to 101 & they say 24 weeks to complete and then you go to another builder who says 22 - (when the reality is probably different) - it all comes down to who you believe on the day - if you arent that cluey then being told 22 weeks might be the deal breaker - so you can see how it would be a difficult position to be in. As I get further into my relationship with 101 & learn about the process Im already developing a spreadsheet/CRM/process in my mind on how Id manage contact & expectation with customers along the way. Sometimes even if they dont have an answer for you yet SOME level of contact to assure you they are working for you behind the scenes would be valuable - there's been enough comments of this nature flying around to hopefully help them combat this. It all comes down to the people of course - they need people live/breath the brand & love it -> pretty much the key to ANY successful company.... Consequenty, whomever is building with 101 in my street in Charlottes Vineyard Ellenbrook - your slabs down, your joinery is there - but no sign of bricks yet! They were very helpful in explaining things- well worth a visit if you are like us and uncertain on what it is that you actually need! will post more about our decisions made once they are finalised. I was in the Laminex Selection Centre in Osborne Park and was chatting with one of the consultants in there and surprise surprise she was building with polished concrete too. I had been feeling a bit tentative about the idea but she really got was I was trying to achieve and I now feel excited and confident about my choice to do Polished Concrete throughout. As we have Pre start with Residential 101 on Monday I just hope we don't have any dramas like you did Bridget! It seems that it becoming more popular so I hope the builders get more on board with the product. It could maybe even become a point of difference between builders. Looks like things are progressing at a steady rate which is great to see! So far the roof and gutters for the top floor look to be on, and the frame work for downstairs is looking good. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ A few people have been PMing me about the concrete floors so I thought I'd just go into it here for you all to see! We are polishing all of the downstairs area (including bedrooms) with DS grinding for approx $99 p sq/m. This is for an architectural high gloss finish. My understanding is the the "stoney" look comes with a higher price tag. Those of you who have read some of my other posts will know that it's been a rocky road to get to this point. However we are now on the same wavelength as 101 and are happy to report that the floors are set to be polished in the next 4ish-weather-dependant weeks. Great! We are so excited to see how it comes up. After talking with our SS who spoke with the construction manager we have agreed to cover the floors (after cabinetry) with black plastic. This is to protect the floors (and101!) from paint spills etc. At the end of the build the floors will be lacquered, but until that point they will be very porous so we want to prevent any staining. Once they have been done ill share some photos with you all. Hopefully now that we have laid the path others building with 101 and wanting polished concrete wont have as many issues. It will be so worth the trouble you went through and yes fingers crossed you have paved (hehe) the way for those who follow you. We are still waiting to hear back from 101 on ours. I am actually going for a ever so slight industrial look so I am going for maybe some caged pendants or similar over the kitchen bench and am looking for statement pieces. For you I think these pendants fill the brief perfectly. The soft opaque white would really soften the room. I plan to use splashes of wood to soften the house. Let us know when those stairs go up!
