I just stumbled upon this site while searching for info's on how to start building a house. my family are planning of subdividing our land and will be able to get the ff dimensions: Runs clockwise: Length in metres (I've attached the picture at the bottom) point A to B = 16.0 point B to C = 9.1 point B to C = 16.5 point D to A = 6.4 and to put a new small 2 storey house with dimension 5.5x8.8m off street parking i have drawn the dimension, and was able to fit the small house inside with a one metre setback on all sides. Q. 1. if i make the two sides as firewall without windows, can i just push it to the boundary of the land (without the need for setback)? or just make the back of the house as firewall so i can push it to the back of the boundary? 2. this plot of land will be subdivided from our existing block, i understand it will depend on council to approve it, but is there any building code regulation as to how small i can go that they will allow? 3. i don't mind building over the sewer line, then in the future if they need to do some inspection or anything, maybe i can just pay for the directional drilling? 4. the land is approx 125.2 sq.m. and house living area is 48.4x2 = 96.8sq,m (for two storey), is it feasible? To be honest I'd be very surprised if this was going to be possible. But it might, you really need to talk to your council (unless you're in NSW - if so maybe check the Guide to Complying Development as well). Definitely doable though, as long as the local council regulations permit. Plenty of houses in places like Paddington are on blocks that size, and you may have seen an early episode of grand designs Australia where they built a house on a sub 100sqm block in Surry Hills.
