Browse Forums Building A New House 1 Feb 12, 2013 1:41 pm Hi all. We are first home builders and buyers and have a contract on a 620m2 block on the beaches of north of cairns. We have seen the builder (see link) and requested a preliminary quote so we can send it and the land contract through to the lender (via a broker). So we have some questions, 1. Looking at the quoted price of the house only (see link) would you expect the price to be what's listed. We have requested some changes, cheaper style roof, smaller media room, larger living room width 600mm and walk in pantry to the kitchen. So would be saving money on some aspects and increasing cost on others. The inclusions seem generous with AC, landscaping allowance (we only want absolute basic at this stage), floor coverings, blinds, security screens and site costs included. We have visited the display home nearly ten times and love it as is with the inclusions offered. Is thus price too good to be true or does it seem ok? Mine has lots of extras though, but I also deleted stuff like driveway paving, blinds. The inclusion of exposed aggregate, and split system is generous, but stuff like clothes line, letterbox, upgraded carpets is not that big of a deal. Actually if you want all the facts, my absolute base house price was $163,000 which included all the normal stuff (insulation, all paving, blinds, floors, double GPO in each room, evaporative aircon, stainless steel kitchen appliances. My additions were a nice portico, nicer tiling, some more GPO's and conduits in theatre room, bigger alfresco, stone bench tops in kitchen, higher tiling in kitchen, nicer internal doors, fancy front doors, heat lamps in bathrooms, garage store.. So I'd say that price is pretty steep, but it is a fancier house, have you looked into what kind of roof and bricks it offers, how high the ceilings are.. Thanks for the feedback. Seems like you got a good price. I guess I put this post up to see if their price would reflect the quote. It seems that for the price it is pretty much all included in my case so won't require many changes. I guess you and some others have gone for a price with less inclusions then added on what you'd like and left off the unnecessary. I won't be able to do any of it myself so will need it all included although could other quotes for landscaping etc. Appreciate the response. I think it adds to support to the package and price they are offering so hopefully it comes in at the advertised or close. Cheers. Re: Build price on paper vs quote - cairns 4Feb 13, 2013 12:29 pm The big possible difference in price here will be what your soil and wind rating come back at, so long as its S class and C1, I should think that you wouldn't have to pay another dime over that price as the package is very comprehensive. From my experience, the worst case scenario quotes from the builders were another +30k on top to do the slab, and another +6k to upgrade from C1 to C2. I was lucky to get C1 and S soil, but because the final cost relies so heavily on it, I made it a condition of my lands contract, if you have that option still? Another possible one will be if your land is not level, most inclusions I saw were only 600mm cut and fill total, could be extra expenses there. The engineering may come back with drainage issues, like mine did, needing anther 3k to sort that out. Do you have the soil test results and contours for your block? I know the developers sometime do them. Wind rating is usually always C1 if your completely surrounded by neighbors, any parks or vacant land near by will probably mean a C2. If its by the cost like you and I are building they tend to be low, nice sand that drains well so can have a basic slab. Head inward and the soil becomes more clay and their are a lot more issues. My understanding is the new estates in caversham have quite high site costs due to the soil. Those of us close to the cost have it lucky, assuming we aren't hit by increased costs due to being too close to the coast! Re: Build price on paper vs quote - cairns 16Feb 17, 2013 5:20 pm We ended up spending around the 80k mark on top of the base price for our house, this is because there was no allowance for driveway, tiling, a/c etc that you have. We also had to pay an additional $18 per m2 for the C2 wind rating, soil test came back as S so no additional cost for that. We also had an addition cost of some piers that the engineer wanted. It looks very complex, I'm wondering if they would extend the patio out to meet the lounge room wall for you which saves them the extra work there they have with the roof, maybe try the same case with extending the laundry out to meet the garage/kitchen wall?
