I visited one of their display's today and liked the Montana Q1. I was given a booklet of 'Luxury Inclusions' that are included in the base price of the home. They seem far higher end and more generous than other builders I have seen (PD, Carlisle etc.) Does anyone have recent experience with them? Were these inclusions as good as they look? And were there any hidden extras that others include or perhaps should be included? I know that fences/landscaping/site costs/evap cooling are all things I would need to add, but really the inclusions are so good I feel like that most everything else is covered. I think carlisle's afinity range has much more inclusion and of course the base price is more expensive. We went through our color selection with Henley and we can say that the luxury inclusions pretty much cover all we need. Of all our upgrades, we think the prices are reasonable. I upgraded the tile from Cat1 to cat3, but its only because i want to follow the display house haha. The standard fittings taps basins etc are already nice so we didnt upgrade. List if my upgrade: - island benctop to 40mm - silk finish to overhead cabinets - brickwork above garage - timber window to front facade - laundry cabinets (benchtop and overhead cabinets) - electricals If you ask me whether there is anything I HAVE to upgrade, the answer is NO. But there are a few things here and there that I WANT to upgrade. But I already signed the tender. Whereabouts is your land? Regarding the builder, which 1 are you going ahead with? which floorplan? It is exciting, isnt it? I too considered Henley and also found that their luxury inclusions seem much nicer than some of the other builders, however as above stated if you really compare you see it all generally evens out. I agree that henley is in the lead but mostly because the base price of their houses is less than the other builder I'm looking at. I asked the other builder about this and he was quite surprised as well, and he broke down henley's rough costings evaluation and admitted that henley has an advantage. I appreciated the honesty. In the end, as others have said to me before, the most important thing is the floor plan. You can make adjustments here and there but if the main floorplan isn't what you'd like then adding a few ceasarstone countertops won't make it better. Good luck! It is all very exciting, and henley make gorgeous homes. I was torn between the Monaco Q1 and Geneva Q1. I just love how Monaco feels, especially the cozy bedroom retreat area in the back! Has such a lovely feel. I also love their inclusion of sink and counter in in the small wc's of some of the floor plans the house I've chosen is the Dakota 30 with Carlisle which has a kitchen that is something to behold and tips it for me HD Re: Recent experience with Henley - luxury inclusions 10Feb 21, 2013 5:33 pm Mtz we are in SE Melbourne. We decided (but haven't signed anything yet) on the Bronte which is from the Essence range. It is their entry level range that includes all the bells and whistles of the others but since you are buying off the plan you save a little. They are also smaller - 22sq. LittleWing - I agree about the floorplan, I had some very specific ideas of what my ideal floor plan would be, and am happy that this has ticked the boxes. I am also happy that I have been living in a new rental home for the last two years which has given me very firm ideas of what I do and don't like!! I am off to have a peek at the Dakota now! I will put up a build thread when we are committed... I have already purchased a new tape measure (can't find my other) and am considering rainboots for muddy site visits in the lovely Melbourne rain... that is committed right??! It is very fortunate when you find a home that has everything you want!
