Browse Forums Building A New House 1 Apr 29, 2012 11:21 am I really don't know what to do and wonder if anyone can help. I already got my keys to my new house. Do I really need to apply for an interim occupancy certificate before I move in? There are still lots of things left to do like landscaping, front fence etc. But to do them all I will definitely pass my 90 days warranty period with my builder? Thanks Re: Occupancy Certificate in NSW 2Apr 29, 2012 1:02 pm Well legally, you are not suppose to live in your new home until you have an occupancy certificate. There is always a risk of your lovely neighbour reporting you to the council. I would recommend working with your builder to get you an interim occupancy so you can at least move in to live, it will mean you'll have to pay for the final occupancy certificate yourself when everything else is done, but I remember it to be just under $300 so not too bad. I had to get mine asap as the council would not give me my garbage bins without an interim occupancy certificate Re: Occupancy Certificate in NSW 3Apr 29, 2012 2:09 pm jimnsal Well legally, you are not suppose to live in your new home until you have an occupancy certificate. I called our council to see if it was an issue, but they said its between me and our certifier if I wasnt having the house certified by council. My main concern was with insurance as some people say the insurance is void without one. Nothing in my insurance policy's T&C/PDS on this issue however... Re: Occupancy Certificate in NSW 4Feb 12, 2013 5:09 pm Silly question here, but what has been left out of people's houses and they've still received a certificate? we don't like a lot of what the builders options are and want to install our own, builders suggestion is to do this after handover... but if we can't get the Certificate.... (would prefer the full certificate not just the interim) for example, it says "cooking facilities" I take it we can just have a microwave, don't need the stove and oven working? Slooowwwwly getting a Manhatten 35 in Middleton Grange We are in NSW and require 2 positive covenants to be placed on the property didnt really underdtand this but apparently it will take a few months, and have just been… 2 7498 0 5700 Hi Simeon, Thank you for laying it down for us.
