Melbourne Northern suburbs 3Feb 06, 2013 9:15 pm We are building at 32square house in melbournes northern suburbs also and our site came back as P class. We needed the P class slab of course, 51 cement piers as well as extra drainage etc etc.. These things added approx $12,500 to our site costs. We were lucky in that we didnt have any rock though which I have also heard it very common for Epping/Wollert area. Good luck, hope it isnt too bad for you! Re: Soil tests came with P site? Ours was classified P because of trees but we didn't have any extra costs. Other people could have a P site and have 50k worth of charges. Those costs were because we built on a slope and had cut and fill, needed piering, drainage etc. We had absolutely no rock. I haven't got the exact numbers handy but it was in that region.
